VILLA ANTICO TABACCAIO
Our family of 16 spent 2 weeks at Villa Antico Tabaccaio in late September 2019. After finding the villa on line, we made contact with Katia Mughetti, manager of the villa. From the moment she replied, it was obvious we had found a special person and a special place. Katia is a delightful, warm and generous person who could not have done more to make our holiday uniquely happy and memorable. Every enquiry was answered immediately and helpfully. She gave us a wonderful welcome, unlike anything experienced before, even to having the kitchen bench covered in wine, fresh fruit and vegetables. Her warm hospitality continued throughout our stay and every wish was granted. Thank you, Katia! You are a treasure!
The villa, too, was remarkable. A very old, very large farmhouse, beautifully restored and with every comfort. Our 3 generations found it easy to always find a spot to be alone or together, and the pool was loved every day. We would love to return to it one day and recommend it unreservedly.

CASA DI PAN
We were fortunate enough to be able to spend 2 months in a quaint farmhouse on the slopes of the beautiful hilltop village of Panicale.
We were met by our contact , Katia, and how amazing she was! She had organised the car for us which was waiting for us on arrival and bought us some bottles of wine and a raspberry torte as a welcome gift! She helped us get some much needed provisions and basically got our holiday off to an immediate start. She also went above and beyond to help us find doctors and physios after an unfortunate accident!
We are truly grateful to her for all her help and her sunny upbeat friendship.
Everything we had been told was true! A delightful village with such friendly locals. Lots of amazing restaurants, bar, gelateria supermarket and other amenities which meant everything was on hand. We had the most stunning view over the valley which we never tired of.
We will always have such fond memories of a lovely village and it’s amazing inhabitants.

VILLA GLI OLIVI
Started searching for a venue for my daughter's wedding 8mths ago with Umbria in mind. Once we connected with Katia everything came together.
Katia is connected with her community in ways that can only be discribed as an ambassador to everyone and anything you desire.
The owners of the villa are lovely Carring people. Extremely generous by assisting in the details in our daughters wedding.
When Guliano came to the villa with a classic Fiat 500 for the bride and groom to use for wedding photo's and transportation, for a car guy like my self. This is priceless.
There villa is clean comfortable and large enough to accommodate a large family to create life time memories.
There wasn't a time that you couldn't count on Katia; the wonder women of Italy.
She helped with finding flowerst,catering service, hair stylist and when we needed a celebrant to perform the wedding service.
Katia came to the rescue and performed the service herself.
The villa it's self is wonderfully appointed, and is terrific for large groups.
The grounds are beautiful with fantastic views. You always feel you are leaving large when sitting poolside looking to the mountains.
The location is central to every thing.
But once you are here you feel that Panacale the only destination that you need to go.

CASA DI PAN 2019!
This is the 7th or 8th time we've been to the area surrounding the beautiful Panicale. Casa di Pan was a 4 minute walk from the walls of the town, allowing us to socialize and eat in the vibrant town at some top quality restaurants, but also relax and swim looking onto the Umbrian hills. Day trips to Cortona and Montepulciano were a highlight as was eating at Locanda Manfredi in Paciano, as recommended by Katia. Katia, as always was extremely discreet as well as helping us out when we needed her. A perfect balance. The only downside was having to leave....
VILLA GLI OLIVI-PANICALE SUMMER 2019
Wir verbrachten eine wunderbare Wochen der Villa Gli Olivi mit unseren Kindern und deren Partnern,Enkelkindern , einer Freundin unserer Tochter, insgesamt 13 Personen und zwei Labradors..Das Haus hat eine traumhafte Lage mit Blick auf die Hügel- Landschaft Umbriens. Der umzäunte Garten (7 Hektar)mit vielen Olivenbäumen und liebevoll geschmückten Blumentöpfen hat einen großen Pool (12x6m), den der Hausherr Giuliano täglich reinigt. Die 7 Schlafzimmer und 5 Bäder sowie eine große und zwei kleine Küchen bieten Platz für jeden. Es ist äußerst geschmackvoll renoviert und ausgestattet und auf den beiden großen überdachten Terrassen saßen wir häufig zum Spielen, zum Essen und auf ein Glas Wein.Zum Empfang stand ein fertiges Büfett mit leckeren umbrischen Delikatessen und zwei Flaschen Sekt am Tisch. Giuliano beglückte uns außerdem während der Woche noch mit eigenem Gemüse, Honig, Käse und Wein. Wir haben uns total zu Hause gefühlt.Katia war immer für Fragen offen und herzlich. Zu erwähnen ist noch die gut funktionierende Klimaanlage, die bei 38 Grad sehr hilfreich war. Panikale ist ein sehr schönes mittelalterliches Städtchen mit netten Lokalen und einem großartigen Blick auf den Trasimenischen See. Ausflüge in die Umgebung lassen einen Städte wie Perugia, Gubbio, Assisi erkunden und der Trasimenische See ist von oben schöner als wenn man davor steht.Die Villa Gil Olive ist ein großartiger Ort für Familien oder Freunde, die eine wirklich erholsame und auch interessante Zeit erleben wollen, sehr empfehlenswert.

SUMMER IN PANICALE
We went during the summer 2018 in Panicale, Villa di Coccio in Panicale. What a great choice we made !!! The village of Panicale is wonderful, typical and so nice to walk around in the small streets, so quiet, typical and so Italian I would say for someone like me who never really went to Italy before. The localisation allowed us to go easily in Firenze, Sienna, Perugia, Assisi and visit some small wonderful villages in Umbria and Tuscany. Without telling the wonderful welcome we had from our host KATIA !!! The House was not only great bus so restful in the middle of thousands of Olive Trees with a wonderful view on the Italian campaign , we all loved it (4 adults/5 children) It was just perfect !!! Wonderful choice to recomend to everybody... Thanks Katia/Thanks Italy and hope we'll be back once !!! Mathieu and family...
In love with Panicale!
We stayed in Panicale for 9 nights at the end of August/beginning of September, so it was just after the high season. The apartment "Il Pollaio" is very comfortable and unique, the architect knew exactly how to stage the original brick walls and the vaulted ceilings and harmonize them with modern furnishings. Also the apartment is equipped with everything you need for the perfect stay! Katia, our rental agent, replied to our request quickly and always provided us with good information about what to do in the whole area. She is a very caring and lovely person, she welcomed us with Italian wine and bread. Sometimes in the mornings she even brought us eggs from her chicken and fresh tomatoes! Just around the corner from the house, only one minute foot walk, is the main plaza of Panicale. This is where Katia introduced us to the local people, everyone was just so open-minded and very hospitable! Here you can get all you need from the shops, try the great Italian food and wine in the restaurants or have a wonderful chat with the town neighbours at the bar. The location of Panicale is also ideal to explore all of Umbria and Tuscany. In daytrips it is possible to get to know the charming towns and countryside with all of its beauty. All in all we had a wonderful vacation! Panicale is just the perfect little village to feel relaxed and enjoy the Italian culture. We can only recommend coming here!

Fantastic Family Gathering Place★ ★ ★ ★ ★ First off, I must say the property manager Katia is AMAZING-I'll explain further later. The house we rented-VILLA ANTICO TABACCAIO in Panicale, Umbria was huge. There were 12 of us, all family, and there was plenty of room for everyone. As we were traveling by car from Rome to the Villa, and didn't expect to get in until after 5 P.M. I asked Katia to make arrangements for dinner for us at the Villa. Shortly after our arrival, Katia showed up with wine from a local winery for our dinner. (My wife and I visited this and other wineries recommended by Katia). Katia had a local Chef prepare our dinner which was served on the outdoor covered patio attached to the barn. The meal- as the kids say in their texting-OMG. One regret is that we should have had the Chef back a second time. Overall it was the best Family meal we had in Italy, fantastic food and wine, gorgeous sunset, all the comforts of home, enough leftovers for another meal-but no dishes to wash. Because the weather was warmer than normal for the region, the pool, with its pergola turned out to be the center of our family gatherings, enjoyed by all. The views from the Villa are breathtaking, you are surrounded by fields of sunflowers, and the hills of the surrounding towns.
Let me talk about, as far as I'm concerned, the Queen Of Panicale-Katia. This woman is fantastic. I know, you're thinking yeah its her job to be nice and help you out, but she is genuinely one of the nicest people i've ever met. She also knows everything about the region, and practically everyone knows her. She can make arrangements for just about anything for you. You can basically rent one of the properties she manages and show up not knowing anything about the area- no problem, she will advise what to do, where to go, when to do it, I mean everything. Her great reputation truly precedes her. When she would make reservations for us, or even if we just mentioned her name, upon our arrival, they would practically drop everything to accommodate us. Make time to visit the towns of the region. This is were the "regular" people are-family owned farms, shops, restaurants and wineries. Larry M

A perfect place to absorb Italian life★ ★ ★ ★ ★ If you enjoy outdoor living then Il Giardino di San Michele is perfect for you. With a beautiful garden and several covered outdoor eating areas this villa will delight you. Indoors it is equally pleasing. Lovingly restored and furnished this spacious home will make you feel at home. We were impressed with the quality and quantity of crockery, cutlery, glasses and kitchen equipment.
Il Giardino di San Michele is situated right in the centre of the village so you are never more than two minutes from everything you need - three great restaurants, local fruit & veg, deli, meat, bread and gelato. Bar del Gallo is one of two bars in the piazza and you will delight in your daily visits there.
Panicale is conveniently located for short trips to many of the special places in Umbria and Tuscany, Only 20 minutes away are two rail stations where you can visit Rome, Florence and other places such as Orvieto or Arezzo.
With car hire available in Chiusi, you can't find a better location for your Italian dream than Il Giardino di San Michele in Panicale.

While the villa is secluded and private - set amongst oak and olive trees in the hills outside Panicale - it is only a short stroll into the beautiful village with its excellent cafes and restaurants.

Beyond expectations★ ★ ★ ★ ★ The villa was beautiful and rustic, just as we expected. Perfect views out over the valleys, extremely quiet and peaceful at all hours. Perfect for three couples, and there was a small bonus room with a foldaway bed for emergencies!
It was a beautiful 20min stroll through olive groves to Panicale itself.
Katia and team provided excellent service at all hours.
Restaurants in Panicale itself were excellent, and we would absolutely recommend this to anyone.

One the best holidays we have ever had★ ★ ★ ★ ★ The house, gardens and pool were exquisite, more than we expected, simply superb. We had a wonderful time. Lounging around near the pool, chilling out in the pool, sipping a glass of the local wine, while looking out across the valley. The house is so close to the main Piazza Umberto I, just a few minutes away, where every Thursday there was a concert. The restaurants and cafes are brilliant, especially Aldo's, where we enjoyed many a coffee, wine, Aperol, cocktail and of course ice-cream. The little town has everything you need, a bakery just down from the post-office, a Conad mini-market which brims with all essentials, as well as local pottery, just across the alley is the butcher's who make a knock-out lasagne. You can buy your postcards in the main Piazza and there is a bank / ATM.
The town is a slice of medieval Europe. It is beautiful, don't forget to go to the tourist information (again, in the main Piazza). They organise tours to the local museums housed in deconsecrated churchs (you must see Perugino's Martyrdom of San Sebastiano) as well as the little theatre of Cesare Caporali - spend a few extra Euros and your ticket will also include entrance to museums/sights in Citta dela Pieve, Paciano and Piegaro.
Panicale is also an excellent base for visiting the region. We had a day trip to Rome (by train from Chiusi), Perugia, Assissi, Cortona, Castiglione del Lago, Montepulciano and many others.
Our host, Katia, was so helpful and kind. Her family and all Panicalians were so welcoming. We have come away from Panicale feeling we have left behind many new-found friends. We were so impressed and for sure we will be back. We are even considering buying a place there, that is how much we fell in love with Panicale !

Amazing rustic farmhouse with the best views & close to Panicale★ ★ ★ ★ ★ We had the best time staying at Casa di Pan. It is a beautiful 500-year-old farm house over 2 levels 1. for sleeping (although you also have a sofa bed downstairs) and a ground floor for cooking and entertaining. It has an amazing clean pool which you can dip in and out of, with a shower in the downstairs part of the property. The 2 best things about our stay
1 - being 100 metres from panicale - an amazing classic Italian village on top of a hill with amazing views. We would pop up each day (3 mins walk) for a coffee and ice cream with the kids, sitting in a stunning little piazza. In the evening we had great wine and meals in the lovely local bars and amazing restaurants.
2 - views. The views from the house and village are amazing.
We had a great relaxed and proper Italian holiday in Panicale. It is a fantastic town and you will be looked after by Katia, her team and also the locals who were very helpful (wine to choose!) and what to do.
We would highly recommend staying here.

The house itself was extremely well provisioned for our 4 families and children, with fantastic sociable spaces, indoor and outdoor dining areas and the most well equipped kitchen we’ve ever seen! The daily housekeeping service was a really pleasant surprise, ensuring that Pindaro sparkled throughout our stay. The olive groves and orchards surrounding the house were absolutely stunning and we thoroughly enjoyed the fresh produce from the vegetable gardens. Of course we spent a large amount of time at Pindaro’s beautiful pool, set against the breathtaking backdrop of the Umbrian hills. We would highly recommend Casa Pindaro and would be delighted to return for another visit in the future.

Katia and her staff provide excellent customer service and I would stay here again and again. Panicale is a very welcoming place too and the Villa is a short walk from the city center. It is also a great location for visiting other parts of Umbria and Tuscany. An added bonus at the Villa were the screens on the windows since this is not common in Italy.

We were 5 adults and 5 children who enjoyed 14 days in this lovely house.
It was nice that the ground was fenced so it was easy to keep track of the smallest ones.
A lovely big pool, which we used every day. It was often cleaned and it was nice and clean.
Lovely area without other tourists, where you can experience the real Umbria.

Wonderful House, Wonderful Town★ ★ ★ ★ ★This is an absolutely lovely property in our favorite town. The rooms are large and airy with lots of light. Very comfortably furnished, clean and well-maintained. The kitchen is very well-appointed, with room for eight at the table. Or you can eat on the patio, as we did each morning. The most special part is the spacious and sunny garden (very hard to find in Panicale).
You are just a few steps away from Piazza Podesta, with a commanding view of Lake Trasimeno and the hills of Cortona and Montepulciano. We made a habit of enjoying the spectacular sunsets here every evening. And a one-minute walk takes you to Piazza San Michele, the center of Panicale life, where you will find residents (both life-long and expat) and travelers enjoying this magical place.
Our host Katia greeted us with her usual warmth and helpfulness. She is always available to answer questions, and is a pleasure to know.
We rented only the ground floor of the property, plenty big enough for two couples, but the upper floor has two more bedrooms plus a small kitchen, so it could easily accommodate four couples.
All in all, this is a wonderful place to stay!
Umbrian Idyll
The villa is 5km from the hilltop village of Panicale. It stands apart from other houses and so was the perfect venue for our family holiday and catered well for the needs of the three generations. The spacious grounds meant that the children could play - and shout - without fear of disturbing anyone. The well-maintained pool was a welcome respite from the soaring temperatures - but not from the dive-bombing raids of the children! The villa itself has generous seating areas throughout, a large kitchen/diner and seven bedrooms, some with en suite and others with adjoining bathrooms. So gatherings of the twelve family members were readily accommodated, while providing the aged and the energy-sapped with much needed privacy when required. It was a holiday which will live long in the memory for all the right reasons.Our thanks to Katia for her help, support and unfailing cheerfulness.
Review of Villa gli olivi
We spent an amazing week in this house in June 2018. The house was perfect for our group of 15, family and relatives. The property was very clean and well maintained. Our lovely hostess Katya made us feel welcome as soon as we arrived. She surprised us with self baked pies and some local wines. During the week she was very helpful sending whatsapp about local events, festivals and market.
The owner Giuliano was very discreet when maintaining the pool and garden early in the mornings. We really had our privacy during our stay.
We spent our time sunbathing, swimming, playing football at the court on backyard and making daytrips to close etruscian towns like Panicale, Assisi, Perugia and some vineyards
Close neighbour was lovely Fortemanna's sheepfarm, where we bought delicious yoghurts and cheeses.
We enjoyed so much familydinners at the terrace sun setting behind the mountains.
Wish we could go back there soon.

A truly relaxing and enjoyable stay in a picturesque location in Umbria.★ ★ ★ ★ ★ Our stay was everything I was hoping for. The house is beautifully situated with views of the olive fields and countryside. The short walk into the village on a pleasant track through the hills was perfect to enjoy the views and made use of the car unnecessary except for trips to the many attractive neighbouring hilltop towns. The village of Panicale was enchanting in its visual appeal, and provided an array of coffee and dining experiences during our stay. Aldo’s cafe became our second home for morning coffee and evening drinks/meals, and the service was friendly and attentive. The house was comfortable and cool on warm days, and retained some heat on cooler days, which were few. The pool is beautiful and has great views, our teenagers spent many happy hours cooling off after day trips. We were very grateful for the friendly assistance and advice kindly given by Katia during our stay, and we were made to feel very welcome. Katia was immediately responsive and available to answer any queries or to provide assistance in organising our stay and in the time we were in Panicale. We would love to return in future and were sad to leave after a perfect stay. Grazie mille Katia.
Our first, but certainly not our last visit to Panicale!
We just returned from a one month stay at Villa Pindaro and cannot say enough in praise of the property and especially of the friendly service by Katia, who was so warm and helpful in her attention to all of our needs as our contact for the property. Her knowledge of the local village and the surrounding countryside was an extra bonus for our culinary and sightseeing experiences.
We booked the property, Villa Pindaro, for our 50th anniversary celebration. Villa Pindaro was absolutely perfect for our group of 12, two families (9 adults and 3 children — three generations). The bedrooms and bathrooms were well appointed and the whole house was far beyond what the pictures show and meticulously maintained. The kitchen is very well equipped (better than any rental we have ever booked), with plenty of space for cooking together, and for the anniversary party which we had catered at the house.
The pool was pristine and large enough to hold all of us comfortably at one time, with a lovely pool deck for sunning and cabana for shade (including a mini outdoor kitchen and lounge area). The surrounding vineyards and olive groves with a spectacular view of Panicale were yet another bonus.
Panicale, five minutes away, is a perfect village for home base. We enjoyed all three village restaurants, shopped at both of the little grocery stores, the great butcher, the two gelaterias and the bakery. All the proprietors greeted us like locals after one visit, making us feel right at home, which was just the experience we hoped for.
We definitely recommend the property, the area, and Ciao Trasimeno to anyone seeking a wonderful slice of Italian life. We cannot wait to return!!

Mesmerising Views and Tranquility★ ★ ★ ★ ★ We fell in love with Panicale a decade ago and have made an annual Spring visit here ever since! This small town grips your heart with it's Umbrian beauty and enters your mind whit's Medieval character. It is a place where you never know what surprise you might find behind any door! This year the lovely tireless manager, Katia, had a new place for us to stay. Being artists she thought we would really enjoy the view here as well as the overall 2 bedroom apartment. Katia found the perfect place for us, like the 'Matchmaker' she is! The kitchen is small but quite workable and for those that enjoy going small markets there are ; Linda's Bottega, The Maccelleria, Yolanda's and Forno. Every morning we have cappuccino at Bar Gallo as we drink up the flavour of the town and it's wonderful inhabitants.
'Isabella's New Apartment' is sparkling clean with 2 showers, one in an en suite bedroom that is pretty, bright and so comfortable. Both bedrooms are lovely and have a view to Lake Trasimeno, plus all the windows in the apartment have mosquito screens. There is a dining room with a table that will seat six. The kitchen has a full size refrigerator , oven, gas cooktop, dishwasher and a washer/dryer combo.....small but quite efficient . The living room, opens onto the dining area and kitchen, what we call 'open concept'. It has a large sofa and chair and good Wi-Fi. The entire apartment has a palatial feel on a small scale. ..In short, it is tastefully decorated, very comfortable, airy and bright.
The VIEW, well it is spectacular. This was the first time we had stayed on the northern side of town facing Lake Trasimeno. We found ourselves mesmerised by the changes that occur in the cloud formations and the changing color of the water, but the most amazing view was to watch a storm approach and to see in the distant streaks of lightning in the sky..... quite a bold show of nature.

Outstanding Town, Great Apartment, Good Location★ ★ ★ ★ ★ This was our 4th year in a row in Panicale and second year staying at San Michele. Panicale is a wonderful hill town full of charm and this property was ideal for us two years running. The kitchen is fully equipped, the mattresses very comfortable, the "coffee/tea" area is nice, and the side yard is an outstanding addition to the apartment. The apartment was nice and clean, Katia provided great "customer service" as she has the past four years, and we have friends who plan to come back to Panicale after visiting us this year and staying at this same property in celebration of their 50th wedding anniversary. We take day trips to the many towns close to Panicale (within an hour's drive) and love the local restaurants within the walled town. Italy and Panicale are at the top of our list of travel destinations!!

My husband and I just returned from a two month stay in beautiful Panicale. This was our fourth visit and we were excited to return. Panicale has become a second home for us.
Katia welcomed us with open arms. This beautiful lady is always so helpful, not only sharing with us wines, pastries, fruits and vegetables from the Panicale region but sharing of her time; always available to answer questions and address concerns.
The villa we rented through Katia was everything we hoped and asked for and more! It is spectacularly situated on the hillside halfway between Panicale and Paciano with a grand panoramic view of Lago Trasimeno and the surrounding countryside and hill towns. Our accommodations were very comfortable and we quickly and happily settled in to everyday life.
Panicale has some wonderful markets, top-rated restaurants and a main piazza where it is possible to sit back and enjoy a morning cappuccino or late afternoon aperitif talking with friends. Panicale is situated in Umbria yet quite near Toscana so that we could set out and explore area towns such as Montepulciano, Montalcino, Perugia, Deruta, Cortona and Assisi.
We are happily planning a return trip and extend our heartfelt thanks and love to Katia for all she does not only for us but for all those she greets and hosts to ensure that our time in Panicle is a rich and memorable experience.

Stayed in the most delightful medieval village called Panicale, from the moment you arrive and met by the incredible Katia, the holiday has started. It truly is like stepping back in time, into a simple lifestyle that many of us have completely forgotten about. The setting is stunning, a hilltop village overlooking Lake Trasimeno and olive trees. It’s divine. It’s a well serviced village, with 3 exceptional restaurants, 2 cafes, a pizzeria, a butcher, deli, supermarket, newsagent, ATM, and a barber. What else do you need, this is amazing, I stayed for a month and cannot wait to go back.
Katia, is an exceptional, caring and professional operator and I could not speak highly enough of her efforts with making me feel relaxed and immersed into life in Panicale. The porperty ist perfectly laid out for two parties. We enjoyed the wonderful garden and the stunning view into the valley. The center of this lovely "borgo" is just a view steps away. Panicale lays perfectly for daily trips to all important and well known landmarks in Umbria and its just a stone`s throw to Tuscany. We even made a trip to the coast near Ancona. But you do not have to go as far if you like to swim, the pool inside the garden is wonderful. And we did not expect it to be already open in May - but it was! Thanks to the very amiable property manager, who welcomed us with open arms. We had a perfect time in Umbria, thank you!

A truly magical and memorable holiday experience!★ ★ ★ ★ ★ As an extended family group of six, we have had the pleasure of yet another wonderful summer holiday in the delightful medieval hill town of Panicale. It is surrounded by stunning scenery and panoramic hill views. For us, returning to the truly magical setting of 'La Querciolana', a family run agriturismo offering farmhouse apartments, a stunning swimming pool and amazing Umbrian views, was simply like coming home! Idyllic, is an understatement. For guests who choose to relax, lounging by the pool, enjoying the warmth of the summer sun and admiring the Umbrian countryside from the terrace with a chilled glass of Querciolana wine is a good option. Or, for the more active, there is a full size tennis court, table tennis, endless walks and of course swimming.
Luisa Marie, Tulio, Guelfo, Alex and their family run 'La Querciolana' agriturismo as a working vineyard with acres of olive trees. Luisa Marie and Family are always available and ready to help when needed.
The accommodation at 'La Querciolana' is spotlessly clean and the gracious gifts of homemade cake, freshly laid eggs and home-grown tomatoes were much appreciated.
On returning to Panicale, it is always such a delight to be greeted by our dear friend and holiday organiser, Katia, her husband Massimo and family, who take us into their hearts and welcome us into their life for the duration of our stay. The wonderful historical town of Panicale is located less than 2km from 'La Querciolana', and can be walked within 25 minutes. Panicale has three restaurants and two cafe / bars, all of which offer unique and varied menus, definitely something for everyone! We spent much of our time in the restaurants and cafes in Panicale, sampling local wine and various Umbrian delicacies, often recommended by Danielle and Aldo of Bar Del Gallo. Morning coffee and pastries as always were taken in Bar Del Gallo, a popular meeting point for locals and tourists, then we would make a return visit on some evenings for a light meal. To ensure a full restaurant experience, we also dined at Osteria Il Gallo Nel Pozzo and Restaurante Masolino, both of which will not disappoint.

Our dear friend and holiday guide, Katia Mughetti, kindly organised our stay in this spectacular house with its stunning garden located in the heart of delightful Panicale. We truly had everything on our doorstep and the photos of this beautiful town house simply do not do it justice, it is amazing!
As an extended family of six, it offered us the space we needed, a glorious garden to relax and somewhere quiet to enjoy the sunshine. Early evenings were spent in the garden, watching the sun go down, recalling events of the day, before taking just a few steps to one of three restaurants to enjoy an evening meal. On Thursday evening, the town was full of life as evening entertainment was provided in the form of various artists performing an array of genres, from classical to popular music, thoroughly enjoyed by all!
To sample a full restaurant experience, we thoroughly recommend, Osteria Il Gallo Nel Pozzo and Restaurante Masolino, both offering exquisite cuisine. All the eateries are unique and welcoming, but each experience will be one to remember and you will be spoilt for choice. Another option is Lillotatini, yet another superb restaurant.
Fortunately, Linda's Grocery Store is only moments away from Il Giardino di Sans Michele , so we had no need for supermarket journeys. Linda had everything we needed... And if not, then she would do her best to get it later in the day, helpful beyond belief. There is also a superb Delicatessen owned by Yolanda, offering a wide variety of meats, cheeses, bread, olives and small gifts. Staying in the town gave us the opportunity and time to appreciate the history of Panicale giving us time to appreciate the history of Panicale and to gain an understanding of what it means to be part of this wonderful community in this truly magical hill-town.

We were a group of six friends and utilized three of the bedrooms and bathrooms. The home is well designed and we all had adequate space and privacy. The kitchen is a dream and we found ourselves cooking in (with treasures from the local markets) as often as we went out. I would be remiss if I did not comment on the gorgeous garden. This is something quite special is the city center. We will return.

Amazing Villa in Panicale★ ★ ★ ★ ★ My family enjoyed the most amazing week staying in this Villa in Panicale. The Villa itself is well positioned and had all the comforts of 'home'. Our teenage boys swam in the pool everyday and we also made the walk to Panicale village, which takes around 15 minutes on the forest track. There are various great options in the Village for eating and dining, amazing food and wine. Katia was a fabulous host and recommended local attractions and places to visit. She is also on hand to assist or ask questions which was appreciated. The communication prior and during our stay was excellent. We played golf at Lomborghini Golf club, a lovely course located 15 minutes from the Villa. We hired bikes to ride around Lake Trasimeno and enjoyed fresh produce from local villages. Our time here was extremely relaxing and we hope to return to this beautiful Village and Villa in Panicale.

Nous étions trois couples avec deux enfants.
La villa est très luxueuse et dispose de tout ce qui apparaît dans le descriptif, elle est très propre. Chaque chambre est une suite avec salle de bain.
La piscine est très grande et offre une vue panoramique extraordinaire sur la région. Le paysage est à couper le souffle.
Panicale est un village fantastique où tous les commerçants sont très sympathiques et accueillants. Les villages environnants sont identiques. On peut d'ailleurs rejoindre le centre de Panicale à pied par un chemin de randonnée. Nous avons parcouru la Toscane durant 15 jours depuis ce pied à terre très luxueux pour se reposer de nos longues excursions.
Franchement, à louer sans hésitation pour ceux qui veulent passer par là; nous avons même décidé, depuis, d'acheter à Panicale, pour notre retraite...mais il nous reste quelques nombreuses années à patienter malheureusement.Our being on villa (by Maxim)
We were really lucky to stay in this hospitable place! To be honest, it was our second time staying on Katharine's apartments,and both these times were stunning! House is multi-roomed, Cosy, spacious and well-furnished. It has all modern conveniences. All bedrooms are fulfilled in its own style and everyone can easily find room to his taste. Our cordial host Julian took care of our well-being during our 2 weeks. He left lots of treats to us, home wine, confirure and etc. we were impressed by such warm acceptance as well as by groomed garden, large terrain, marvelous landscapes and views from our windows. This villa - an excellent place to stay and we would recommend it to everyone who find an opportunity to enjoy the tranquility during weekends!
My wife and I recently enjoyed an unforgettable 12 day vacation at one of Katia's properties in scenic Panicale! The entire process of finding and renting our beautiful and rustic apartment with a picturesque view of the Umbrian countryside was easy and straightforward. This summer we had the opportunity to spend 2 weeks of holiday with all the children (and fiancees) at the beautiful villa " Antico Tabaccaio " close to Panicale. The spacious and fully equipped property, the garden with the great swimmingpool , the silence, the spectacular view of Panicale on the hilltops exceeded our expectations.
It's also a great starting place to explore the area and visit the surrounding authentic/medieval villages.

It is a great villa with a marvelous view to the hills. The villa has new and very good equipped with everything that you need. The villa has a very beautiful pool that is even lightened, so you can even swim after sunset. The villa is close to Panicale and Tavernelle. Panicale is a very nice, old village with very good restaurants. The villa is excellent situated for trips to cities like Perugia, Florence, Siena, Assisi and many other lovely villages and Lake Trasimeno. Katia, the host of the villa, took very good care of us and gave great tips for great restaurants, pasta shops, places worthwhile visiting, etc.. The owner of the villa is very kind and came everyday for watering the plants and for cleaning the pool. The villa is highly recommended.

We returned from our Italy trip last week and spent one week in the amazing Panicale. We brought our toddler son and my mother and had the best experience in the town. Katia was so helpful and welcoming, and everyone in Panicale embraced us. We enjoyed every moment we spent there and cannot wait to plan an anniversary trip back. The home we stayed in was gorgeous and the terrace/yard was perfect for our son to run around in. We enjoyed meals and spending mornings at Aldo's cafe. Fabulous house in the heart of the Umbrian countryside with a really lovely host.★ ★ ★ ★ ★My family and I stayed at Antico Tabaccio in July for a week and I could not recommend the house highly enough.
We are a family of 6 and we were joined by 2 other families. So there were in total 15 people in the house. Even with such a large group, the house easily accommodated us all. In fact, the rooms and living areas were so large it was at times hard to find the children ;-).The house itself was perfect for the warm weather with the downstairs comprising of a gigantic airy and cool kitchen and living area complete with vaulted ceilings and beautiful arches. Off this was a large ensuite bedroom which had the feeling of a separate apartment, perfect for those members of the traveling group who may favour a bit more privacy.
Upstairs, you'll find another lovely sitting room with television and stereo with ample seating for a large party of people. Off this area, all the bedrooms were generously proportioned and really well appointed with fabulous views over the beautiful countryside. There were more than enough bathrooms ensuring there were no squabbles as to who was next in ;-).
Outside, the garden doesn't disappoint either. The pool was large and really clean. There were loads of inflatables that kept the children entertained for hours. There were two shaded outdoor dining areas, one directly outside the glass double doors from the kitchen and another larger area away from the house with a huge table and loads of chairs. We favoured the latter area as it was larger and could accommodate us all. This also had a really good bbq. We spent many an enjoyable evening sitting and chatting here.
All in all, I would highly recommend the house for large groups as it has everything you need whilst still being in close proximity to the spectacular village of Panicale.
Finally a word on our host, Katia, It is rare that you would meet someone as genuinely warm, friendly and hospitable as Katia. From the moment she met us she could not have been more welcoming and immediately made us feel at home in the house. She was kind enough to reserve a table for us in Panicale for dinner and any minor issue we had was dealt with so courteously and happily that it really was a pleasure. An talian dream come true!★ ★ ★ ★ ★ It is hard to find the words to do justice to our wonderful stay at Villa Belvedere. We were lucky to spend 3 months here over the 2017 summer with our 2-year old daughter. Having day-dreamed of living in Italy for some years (we are from New Zealand) our stay was everything we could have hoped for and more – a true dream come true.
House: Villa Belvedere is perfection! The owners’ love for the house and Panicale is evident in every part of their home. It has been beautifully restored, is very clean and is fully equipped with everything needed, even for a long-term stay. A bottle of prosecco and bowl of fruit awaited us on arrival.
Inside, the house is a place of quiet comfort. A large open living area and dining area adjoin the well-placed kitchen area. There are 2 large comfortable bedrooms. A covered patio (accessed from the living area or master bedroom) is perfect for summer evenings outside.
The garden and pool allowed for many lazy days around the house and space for our toddler to play. The large shallow steps of the recently upgraded pool were a safe place for our daughter to splash about. The views from the Villa are spectacular. For a few weeks we had fire flies in the bottom of the garden!
My husband’s mother stayed with us for part of our visit and the upstairs apartment (with separate external access) was perfect for her. Like the house it is also beautifully restored, very clean and fully equipped.
Katia, who manages the property, is an absolute star! She is very warm, friendly and professional and was readily available to assist with any queries and help us make the most of our time in the area, letting us know about local events. Any issues (there were no major problems) were dealt with very promptly and respectfully. We will miss her and her beautiful family.
Village: Panicale, just over 1km from the house, is reached by a relatively easy walk along a track behind the house (or via the road), and is a real jewel. We explored other villages during our stay but never found anything to match its charm. We enjoyed mornings relaxing in the cafes in the square, watching the quiet village life go on around us. It is very convenient, with grocery shops, great restaurants, butchers etc. The locals are very welcoming and friendly.
Panicale and Villa Belvedere are well positioned for exploring Umbria and Tuscany (by car). Florence, Siena, Arezzo and Assisi can easily be visited in a day trip. We are so lucky to have found this...

KATIA does it again.. A beautiful villa that encompasses all of the wonders of Panicale and Umbria★ ★ ★ ★ ★ We use to own a home in Paciano and are very familiar with the area. Last year we rented a villa from Katia the manager and it was spectacular. The service, views, cleanliness,etc..All top notch. This year we decided to rent another from Katia in the town of Panicale, once again it did not disappoint. This villa was surrounded by acres and acres of sunflowers and fields of beautiful gardens. The house had many bedrooms with individual bathrooms. The rooms had great decor and updated furnishings. The kitchen had a dishwasher, big fridge, a great working island to cook on and spectacular big windows to look out at the views of the sunflowers. There was wifi for both upstairs and down that worked great. The downstairs was more of the gathering place with tons of sitting area and wide open spaces. The upstairs also had sitting area and gathering place. The house just has a great flow. The grounds were beautiful with herbs and fig trees along with a well maintained pool. As you sat in the pool or lounged out on the yard you could see the mountains of Umbria and Tuscany along with a view of the town of Panicale. At night it was quiet and a great view of the stars and moon. Just as peaceful as it could be.
The overall service that Katia provides was second to none. I owned a house in Paciano and understand what it takes to get such great management service of a property and Katia is the best. She was there whenever we had a question or a possible issue. She also made us her world famous Lasagna. If you are looking to book an apartment, villa or place to stay in this area you need to reach out to her. I would stay here again but if I would need something smaller or bigger I would call Katia to get you the right size place. We are already looking forward to booking our vacation for next year and staying here.

MAGICAL EXPERIENCE!
This year I stayed 5 weeks in Villa Il Giardino di San Michele, in the charming medieval hill town of Panicale. This wonderful apartment is inside the walled historic center, up on the 2nd level, just steps from the church. Beautiful apartment! I had family & friends visit... & had plenty of room. The beds were quite comfortable & there was great water pressure in the showers. We often enjoyed meals & just relaxing with a book & glass of delicious local wine out in the lovely garden.
Katia, Rental Manager Extraordinaire, is superb... making sure all is right in the apartment... as well as offering great suggestions on things to do & places to see. Katia & the friendly locals make you feel welcome. This enchanting hill town has 3 great restaurants, 2 bar/cafes, a bakery, butcher, small grocery stores... & a quaint piazza (plaza) where everyone gathers & spends time together. We're already planning our next vacation in Panicale... renting again from Katia, of course!
WONDERFUL MONTH IN UMBRIA!
We recently spent a month in fabulous Panicale, Umbria and can not wait to return there. This beautiful, authentic, ancient walled town in scenic Umbria overlooks one of Italy's largest lakes, Lake Tramiseno, providing breathtaking views from the hill-top upon which Panicale rests. The town boasts a rich history dating to Roman and Etruscan times. It overlooks the battlefield where Hannibal defeated Roman Legions. It has a gorgeous domed cathedral filled with art masterpieces, St. Michele the Archangelo. The church dates to the 12th Century, has its own resident saint entombed within. Another chapel has an original Perugino masterpiece; The Martydom of San Sebastian, painted in 1505 A.D. which is flanked by what is believed to be an early Raphael fresco. The town could easily be used as a Hollywood movie set for an idyllic medieval Italian village.
We stayed in Sogno Panicalese, a beautiful townhouse that is just steps from Piazza Umberto I, the town center where the locals and visitors gather to enjoy expresso's, wine and cheeses daily. We shopped daily in the local market operated by Linda and her daughter and got our morning bread in the local bakery just outside the walls. Our frequent trips to the butcher for meats never disappointed. We sipped coffee in the mornings with croissants or ham and eggs and vino in the evenings at Aldo's Bar, a lovely cafè in Piazza Umberto. Aldo and Danielle, the owners, were always welcoming and happy to serve us. Across the square was another lovely cafè and a gelato store operated by Vittorio and Patrizia, who also own an amazing restaurant just a few meters from the Piazza. Lillo Tatani Ristorante is a Michelin rated osteria that has to be one of the best restaurants in Umbria. We dined there several times and just could not believe how good everything was. We even took cooking lessons there which were great fun and one of the highlights of our month in Italy. Not to be out done, there are two other fabulous restaurants in Panicale, Masolino's and Osteria Il Gallo nel Pozzo. Both are outstanding, friendly, and provide culinary gems nightly. I can not emphasize enough how good all of these restaurant are.
Our fantastic month in Panicale was filled with day trips to many Tuscan and Umbrian towns, such as Assisi, Montefalco, Montepulciano, Montelcino, Perugia, Orvieto, Cortona, Castello del Lago and many more, all of which are within easy driving distance. We caught trains from Chiusi, a short distance away, to Rome and Florence.
I can not say enough about how great our stay in Panicale was. The culture, authenticity, friendliness of the townsfolk and people, food, wine and accommodations were all amazing. But I would be remiss if I did not laud Katia, who should be the real patron saint of Panicale. Katia was our property manager. She was the person we dealt with from the moment we first contacted her to inquire about renting a property in Panicale until we got on the train to leave at the end of our trip. Throughout the entire experience Katia was always there with a warm smile ready to help in any way. We came away knowing that we not only had a great person to help make our visit to Panicale memorable, but with a friend for life. This incredible trip was made so much better because of Katia. She is a pleasure to deal with and to know.

I recently stayed in Panicale at Il Podesta. I chose Panicale at random but was convinced to stay by the enthusiasm of Katia for the area. Katia has a great love of this area and it doesn't take long to realise why. The countryside is beautiful in that rural way that only a few countries have. I rode my road bike here and the rides are so scenic that I was stopping every 5 minutes to take photos. The little villages that are scattered around the Trasimeno lake are all beautiful in their own way, but the best for me was Panicale. It has such charm and it's obvious historic references as a walled centre. Best of all though are the people, all so friendly and all with a love the their own community. From Aldo and Dani and the staff in Bar del Gallo, Tara of Tara d'Castello the fantastic immobiliare who has such a good knowledge of the properties there, to Katia and Massimo who are such kind and wonderful representatives of the village. They, and it, make you feel so welcome, and the life is so relaxed, that it's hard to tear yourself away. Il Podesta itself is a great property to stay in, so central in the historic centre and a lovely balcony to enjoy the sun in. It has a good big bedroom with bathroom, and upstairs the lounge is large with a good kitchen, and another bathroom at the back. Well worth staying here, which I did for 4 months, so I got to know it very well. And Katia is around the village if you need anything, so it's good to have locals looking after you. I fell in love with Panicale and it's people, and I am sure you will too, its hard not to. Highly recommended property and community, perfetto!
It started with a dream. I fell in love with Panicale 12 years ago and moved here for a short time.
Lucky are the people who discover and get to stay in this wonderful place.
And I love Katia. She is also a dream. She is the best at taking care of you and making you comfortable, meeting your needs whether humble or grand. She will make them grand either way.
I feel very lucky, for she treats me like a sister, ( though I think I may not be alone in this feeling)
This time, I am moving here again, and Katia is taking care of my every need, while I wait for my apartment to be finished.

Whatever you choose to do you will receive a warm Italian welcome and receive superb customer service. None more so from Katia who will look after your every need in the most professional, discreet and courteous way. Nothing is too much trouble and she will help you resolve any problem big or small that you may encounter. My time here at Casa di Pan has been absolutely wonderful and unforgettable. Sono stato un po' riluttante a scrivere questa recensione, perché quando ti capita di scoprire un posto meraviglioso, un pezzo di te vorrebbe tenerlo nascosto per preservarlo, proteggerlo. Ma poi il pensiero è svanito, Katia si merita tutta la verità e solo la verità!
Eravamo 19 persone, 10 adulti e 9 ragazzi tra 11 e 15 anni, gruppo collaudato proveniente da varie parti d'Italia, che ha trascorso 5 giorni a cavallo dell'ultimo dell'anno 2016.
La villa è bellissima vista da fuori e quando ci entri, e la vivi, è ancora più bella. Due ampi saloni che ci hanno consentito di vivere la vacanza in autonomia: i ragazzi al piano di sopra e gli adulti al piano di sotto. Spazio e luce a volontà, pulizia ovunque, cucina attrezzatissima anche per tante persone, riscaldamento al pavimento che ci ha tenuti caldi nonostante le temperature esterne molto basse, connessione wi-max per ogni piano, camino che con i giusti accorgimenti è rimasto accesso senza fare fumo per tutta la vacanza, camere da letto e bagni dalle ampie dimensioni. Insomma una casa veramente con tutti i confort che ci ha consentito anche con il suo ampio giardino di fare un barbecue, di fare una partita a rugby con i ragazzi e di festeggiare il nuovo anno con un piccolo spettacolo pirotecnico.
La villa rimarrà nei nostri cuori per sempre, ma anche il posto in cui si trova è veramente strategico. Siamo riusciti, facendo pochi km, a visitare il fantastico e vicinissimo borgo di Panicale, Castiglione del Lago, Città della Pieve e Montepulciano. Ma tutto ciò non basta per descrivere il tutto, a coronamento di questa già ideale situazione abbiamo conosciuto Katia, "la padrona di casa", che già dalle prime telefonate si è dimostrata gentilissima, disponibile e onesta. Al nostro arrivo ci ha fatto trovare vino, pane, pizza e dolci, un benvenuto caloroso che è stato apprezzato da tutta la comitiva. Insomma una persona squisita che è soltanto uno degli elementi che rende una vacanza alla villa ANTICO TABACCAIO, un momento indimenticabile. Ci torniamo, sicuro!

I visited Panicale several times before I decided to move to the village for a more permanent stay. I researched different locations in Italy but my heart always led me home to Panicale. I could write for years and not adequately describe Panicale and its residents. Everyone from Aldo and Danni at Bar Gallo to Linda at the delightful boutique grocery is kind and charming. Even though my Italian is currently nonexistent, I'm encouraged by all and applauded for my efforts.
I have rented long term a beautiful apartment that overlooks the mountains and olive groves. From my garden or living room window I watch a living changing work of art in nature, the beauty of Italy but especially this area is breathtaking.
The ultimate jewel in the crown of Panicale is Katia Mugetthi, the property manager for Ciao Trasimeno's properties. I first met Katia almost three years ago when I rented The Artist's House in the walled town of Panicale. Since then she has always handled my rental needs and indeed, found me my beautiful apartmento. Her attention to every detail, to the clients needs is amazing. Without her charm and charismatic personality, ciao trasimeno would not be the success it is today.
Renting a property , whether short or long term can only be a life altering experience when its done through the care and attention of Katia.

19 nights in Sogno Panicalese!
We love Italy, and have traveled through many regions. This time around, we wanted to have a truly local experience of living in a small, charming Medieval Umbrian hill town, to be a part of its day-to-day activities and live within its walls and its history.
After an exhaustive Internet search, and seeing the PBS broadcast “I’ll Have What Phil’s Having”, with Phil Rosenthal, I immediately knew that living within the ancient walls of Panicale for 19 nights in October/November 2016 was exactly where I wanted to be. Further research revealed that we could drive an hour in any direction and really get to appreciate and participate in life in Umbria: the people, art and architecture, the markets, olives, wines, pasta, grains, truffle hunting, beans, the weekend festivals, great food, chocolate in Perugia, the list goes on.
Under the attentive guidance of Katia, we knew that Sogno Panicalese was the right home-base for us. Katia is a native of Panicale, and excellent at her job. She knows everyone and everyone knows her. It’s the small things that make a big difference, and Katia was able to magically make things happen in the best possible way. During the planning stages of our trip to Panicale, Katia helped us arrange for our rental car in Castiglione del Lago upon our arrival by train from Firenze. Katia was concerned for our comfort and well-being, helped with our requests, and also respected our privacy. I foolishly left my newly purchased boots in my Firenze hotel room. Rather than jump back onto the train to return to Firenze to get the boots, Katia suggested a clever plan, and arranged for our hotel to ship the boots to her. A few days later, I had the boots. Katia arranged for a local lady to cook us a meal one night. What a feast!
Sogno Panicalese is art-filled, spacious and tastefully decorated in an eclectic style. The large windows in every room allow in plenty of light. The town is very quiet at night. The music system in the living room was excellent and easy to operate, with a selection of CD’s covering everything from Baroque, opera, jazz, blues and Italian folk music. The eat-in kitchen was well-equipped. The bathrooms were large and spotless, with lots of towels. The beds were comfortable, with plenty of fresh linens. The Wi-Fi worked well in the living room. The roof top terrace with spectacular views and a barbecue grill was a great place to relax with an aperitivo after a day of exploring the Umbrian countryside. The main piazza is just a few steps away from the house, where we enjoyed our espresso at Uncle Aldo’s Bar Gallo Café, and had marvelous dinners at Lillo Tatini, Osteria Il Gallo Nel Pozzo and Masolino restaurant. We shopped in the two local grocery stores, where we bought water, fruits and veggies, wine, general supplies, excellent cheeses, and local olive oil. Panicale has a fine butcher, a bakery, a pharmacy and a convenient bank and ATM.
Katia and her husband, Massimo, graciously hosted us and another couple from GB for dinner in her home with her family (including the precious children and their kitty cat). We had the best time, and Katia is an excellent cook!
During our last weekend in Panicale, the town hosted PanOlio, a well-organized village-wide event with tavernas located throughout the town, where we sampled days-old sharp green olive oil from local producers, locally made cheeses and pork products, and excellent wines. Many of those products are now being enjoyed in our own kitchen in New Jersey. It was the perfect send-off for us.
We hope to return to Panicale for a future visit. Thank you, Katia!

Panicale is a little piece of heaven in Umbria. We had the pleasure of staying in one of Katia's rental homes for a week (and it was no way long enough). We have stayed in many villages in Italy from Sicily to the Italian Alps, but by far this is our favorite. Katia is like your best friend from the moment you meet and if you need anything she is there to help (she even brought us tomatoes and fruit from her garden). We just fell in love with her and her family.
We were lucky to be there during their Wine festival and it was a weekend full of good wine, cheese, prosciutto, music and making friends. It is amazing that such a small village has everything you need, 2 small markets, a butcher (and yes the homemade lasagna is unbelievable) a bakery, several very good restaurants and Bar Gallo is definitely the meeting place.
We can't wait to go back and visit with our Italian friends.

We have traveled the world and finally found the one spot we love to return to. Panicale is that place. It is a special place for those who want to experience fully all that is good. Sightseeing, food, history, culture, it is all there within a short drive and in the village itself. We have never met a rental agent like Katia. She immediately became a friend. We've been treated always as friends and family, never simply as clients. She always made sure that the properties where we stayed were clean, comfortable, and well-equipped. We recently brought another couple with us for a two week stay and they fell in love with Panicale the minute we got there. I can't say enough about our attachment to this little village. We selfishly checked right after the recent earthquakes to make sure our special place hadn't been affected and were relieved to find every thing was fine there. We are already set up for our stay next year and it can't come soon enough.

We stayed at another wonderful villa for 3 years when the owners decided to actually live in their own home! How upsetting! LOL Katia, our dear, dear House Manager suggested a new place to stay. We stayed in the new villa immediately after the owner finalized all of his fresh aesthetic touches from a total renovation at a FABULOUS place! We stayed 10 days. The pictures don't even relate how wonderful the villa is portrayed! The luxurious touches are crazy! The solid wood doors, handles and door apparatus are modern, kitchen cupboards, appliances and appointments are divine! Bedrooms and baths are extremely well appointed. Furniture is not a hodge-podge like most places. This home was well thought out and they spared no expense, it just shows! Colors are soothing as well. Why do I share this with you? Because it feels like a soft, warm, welcoming place to forget everything so you can enjoy grass between your toes in the rare and fabulous backyard....the vista of the valley you can see.....the porches and outdoor settings you get to choose. Shall I say more? We already booked 3 weeks in 2017. Reserve a particular and delightful villa like no other in Panicale. If I could replicate this place in USA for a vacation place, I certainly would! Katia is as accommodating as can be!!! We love her and consider her family!

We stayed in a gorgeous villa in Umbria for 10 days during August. The weather, villa, local area and scenery was just amazing. We were 4 families staying in the best villa we have ever rented, sadly we were the last to stay there but loved every minute of our relaxing holiday. Katia was brilliant and very welcoming and helpful during our stay, we would all highly recommend her and hope next year she can find us another villa that is just as nice. I have recently returned to Australia after spending two wonderful weeks in an Italian village called Panicale. Panicale with a population of approximately 500 people is situated on the border of Umbria and Tuscany and nestled high above Lake Trasimeno. This village is the ideal ‘base camp’ for day trips, I managed to visit Assisi, Cortona, Perugia, Montepulciano, and Castiglione del Largo (must mention the open air film theatre here – wonderful experience) and then have the luxury of returning to the peace and quiet of my apartment. I choose to stay at The Artisan’s House, a well-equipped and exceptionally comfortable apartment which was ideally situated with a short walk from the old gate and the car park area. The apartment overlooked a small, quite park outside the wall on one side and a lovely courtyard on the other - ideal for catching the prevailing breezes.
Equally, my location was only a short walk to the supermarket (small but packed with everything you need), and the Piazza. Just outside of the wall you will find all the essential services - hairdresser, baker, bank, pharmacy, post office and a doctor’s surgery. The Piazza area itself boasts three restaurants, several small shops and a tourist office. However, the centre piece must be Aldo’s bar which I refer to as the ‘international hub’ of Panicale –people from all walks of life and nationalities gather here for a morning coffee or an evening drink – some have chosen to relocate to this beautiful village, and others like myself, have chosen it as a holiday destination – all become part of the Panicale family at Aldo’s. Both Aldo and Daniela offer superb personal service – they optimize the friendliness that is the foundation of this village.
However, there is one special person that promotes – is the ultimate ambassador for Panicale and that is Katia. I was introduced to Katia by friends of mine here in Australia – regular visitors to the village – and her service did not disappoint. Katia helped me select an apartment - met me when I arrived from Rome at midnight and ensured I was settled returning the following day to introduce me to the village. This lady is the consummate master of client service – she provided advice on where to go – introduced me to people both within and outside of the village – included me in a wonderful evening of dining and wine in the vineyards with a fantastic group from the U.K. – introduced me to her parents her delightful husband Massimo and sons - and she kept in touch to make sure I was comfortable and enjoying my stay. Katia excels in her role as property manager – she effortless blends her professional and personal life – she is a real joy to be with and can but not earn the respect of both the owners of the properties she manages, and those of us that come to stay in her wonderful village. Thank you Katia for taking such good care of me – you radiate warmth and joy - I do hope I can return in the not too distant future.

Best Family Holiday ever - Thanks to Umbria and Katia
We were a party of 10 - two families - and stayed in a fabulous property that is sadly no longer available to rent (we were heartbroken to find this out as we were ready to re-book). I won't review the property then as there is little point but suffice to say it was the best place we have ever rented and at a great price too.
The holiday was made by the wonderful Umbrian weather, delightful towns, fabulous pool and the incomparable Katia. Customer service never comes better than this - supportive at all times yet unobtrusive; helpful, kind, a delight to talk to and a perfect hostess who did everything to make the holiday the success it was - before and during our stay. Ask Katia for something and it will be done, with a smile and to a level beyond your expectations. And we mustn't forget her lovely husband Massimo either!
So next year we hope to book with Ciao Trasimeno again - a different property sadly - but with Katia on the case we are certain she will find us another fantastic place to stay.

Just a perfect place for family and friends reunion★ ★ ★ ★ ★ We fell in love with Umbria and Panicale and we came back here for the third time.
The la Querciolana convent is a really beautiful place. We rented 3 apartments (connected by a deck) as well as the large apartment next to 13th Century monastery chapel in this former. Accommodation of 14 persons, 3 families with teenagers 13-19 was easy and comfortable. Everyone had his own privacy and terrace with great view was used as dining and meeting place. We were delighted with great swimming pool facilities. Apartments have well equipped kitchens
Owner Maria Louisa greeted us with a delicious crostata and bottles of wines upon our arrival. The Carra family were all time around but very discreet. gracious hosting made our trip delightful.
Katia, professional property manager is the best in her role. She checked in very discreet way whether we needed any help and she has always delivered solutions quickly, including feeding 14 hungry people with lasagna. She is more than manager she is sweet heart women who made our holidays time a pure leisure.
Panicale a small and delightful walled village hill top village with a few great restaurants is 15 min walk from place. There are plenty of great places around within 1 h drive or less.
We will be back there for sure!

All our company note generous meeting with red wine's bottle, berrie's pie and pastry. We were glad to be accomodated by not indifferent Katie, who organised open-armed welcome and kindly explained us how to use all conveniences. Among them are two TV-sets, Marshall Stanmore, two refrigerators and blowers in each room. Some words about rooms - all of them are spacious, homely and comfortable, with all the necessaries,such as clean linen and personal towels,tooth paste and shower gels. What's more, all rooms were equipped with aromatic candles.House impressed us by high quality repairs and novelty of furniture,indicating about tastefulness. Special attention is given to recreation area - big and deep pool, several comfortable plank beds for sunbathing and umbrellas. More than that we were glad to find out that Panicale not so far from villa,so it takes you nearly 20 minutes to go there on foot.
To conclude we must say that this place has the most beatiful surrounding we have ever seen, and we wish everybody to use the hospitality of this charming luxurious country residence and plan your next vacation here. You will not be disappointed, noway! We also want to come back soon and plunge into the atmosphere of enchanting holiday right here!

Katia and Massimo are not only wonderful hosts, they have become friends. Always ready to help, if need be, and fun to visit with. The apartment is always warm and welcoming upon our arrival each year, and has everything we need to relax, entertain friends, or just sit by the fire with a good book and a glass of local wine.
We love Panicale and the entire Trasimeno area. We recommend having a car, but there is a local bus, too. Panicale has all you could want in a small hill town..and all within easy walking distance. It is a small but well appointed town.
There are bars, restaurants, markets, a bakery, butcher, gift store... important art and really great people!
We can't wait to return to the Artisan's House.. and see our friends, hear the birds and bells, eat fantastic seasonal food...and sip the best Umbrian wines! A presto, Panicale!

Delightful apartment in Panicale★ ★ ★ ★ ★ Il Podesta is so charming, almost as charming as the wonderful village of Panicale. The apartment is well maintained and equipped. Comfortable bed with a lovely balcony off the living room, great place for coffee or a glass of wine. This was our 5th visit to Panicale and being in the walls of the old city in such a beautiful place really makes the visit complete. A week is not enough to enjoy the town and the proximity to Tuscany and Umbrian highlights. We would definitely stay at Il Podesta again. And of course we plan to keep returning to this delightful town with its wonderful people, restaurants and shop owners.

OUR HOME AWAY FROM HOME.....PANICALE , It has a big heart!★ ★ ★ ★ ★ Katia greeted us with the key to Ill Rosetto, the flat we would be staying at for our return and extended stay in Panicale. Katia is the excellent manager of this and several rental properties in Panicale, and since this was our first stay at Il Rosetto she wanted to show us around the kitchen, and laundry, etc. She is always so helpful and welcoming, no wonder we feel so at home here !
Il Rosetto is in town ,close to all the restaurants, shops and Bar Gallo, just steps outside the main piazza. Every morning, after a comfortable nights sleep at Il Rosetto, James and I go to Bar Gallo where we are greeted by owners Aldo & Daniela with a "ciao" or "buongiorno!" then we order cappuccino. A great way to start a day . Often, since we art artists, we spend at least part of the day at our easels, often we make lunch here in the nice kitchen, or sometimes over at Bar Gallo. There are times we will go for day trips and since the location of Panicale is so well situated that places like, Montepulciano, Assisi, Cortona, Orvieto,Deruta, Bevagna, Siena, and Pienza, and others are close enough for a lunch destination......along with looking at art, and so on.
Since we love to cook ( and eat) what better place than Italy. Here in Panicale we can do most of our marketing right within the walls of the village. The store owners are helpful and kind and patient with our, or at least my elementary Italian! We cook and eat what is in season here . The kitchen at Il Rosetto works for us and is well equipped. Out in the garden here there is an enormous rosemary and sage, we also went to the nearby greenhouse and planed pots of herbs and flowers. When we arrived we found that Katia had already planted a number of flowers for us to enjoy. Also, there is an outdoor grill, which we often used, as well as entertained in the garden. Fun!
I must mention Katia, who is terrific, I cannot tell you how she has welcomed us into her beautiful village of Panicale. She, and her husband, Massimo, are the best. Since they live in Panicale they know just about everyone and if there is something you need they can direct you. Katia has introduced us to so many people that are now our friends, we count Katia & Massimo as our friends as well. ....one of the many reasons we return to Panicale year after year.

Wonderful location, beautiful house, great manager★ ★ ★ ★ ★ Truly beautiful house in a great location.
The house was perfect for a stay of 2 families with children. We have visited it in July. If you are looking for a classic italian style house - that's what you're looking for.
House and the owner's area is very big. It's well equipped and clean. The garden with large pool is also great.
The location is great if you want to discover main Italy's cities like: Rome, Florence, Sienna (most of them are 2 hours away by car). Even Venice is 4-5 hours away.
You will find 4 restaurants and one grocery shop in Panicale and some supermarkets in cities nearby (15 minutes by car from the house).
What I cannot forget to mention is the manager - Katia is a really wonderful person - very helpful and taking care of. On the first night (Sunday night), when our daughter had a small accident and needed medical intervention - she and her husband took us to hospital and helped with everything. Katia thanks for everything one more time :)
Anyway - we highly recommend the house, location and the manager. Have fun as all 7 of us did.

First off the pictures do not do it justice. When we arrived with my family of 10 people they were all astonished of the grounds and the beauty. We just had sold our home down the road in Paciano and no the area well. So we were looking for something close by to this location. In all my years I would pass by the horse farm but never did see this villa.. It is so perfectly secluded but close to everything. So we meet Katia down the road at the town of Paciano and she brings us to the villa. First off Katia is TOP NOTCH when it comes to SERVICE and attentiveness. I probably would not have sold my home if I had someone like Katia to look after it and manage. The best!!!
So back to the Villa.. The grounds are laced with all kinds of fruit trees, Herbs,etc.. The rosemary and lavender bushes were huge and were great to cut and put in the rooms for fresh scents. The main house which is the meeting area is great for all to gather. Nice ambience and space. The big table fits 10-12 comfortable. The kitchen was great BUT could use some better cookware and knives. The pizza oven we never got to use.
Katia left us with fresh fruit, great wine that is made their on the premise with the grapes of the villa, and some treats in the fridge. Each bedroom was an independent suite with its own full bath. ALL VERY NICELY appointed and new! Each room had great wifi and lighting. The rooms were on all sides of the house and it was fun to see which one each would pick depending on views and sunsets. The grass and overall grounds to relax were immaculate and well maintained. We loved being out late at night drinking wine under the stars or going down to the pool area.. There is literally NOTHING bad to say about our stay here.. I travel the world and live in hotels, homes and b&b's .. This villa is top notch along with top notch service and care. We will be staying there next year and just looking to nail down the dates we are going.. BRAVO !!!!!!!!!!!!!!!

Best time at the Villa Antico Tabaccaio★ ★ ★ ★ ★ We just spent a fabulous vacation with several friends at the villa. The beauty of this quaint village in Umbria is beyond words. We explored the surrounding villages, took the train to Florence and Rome, took the ferry to Isola Maggiore, and enjoyed the tranquility of this unspoiled region of Italy. Our accommodations were spacious and comfortable. Katia opened the pool for us even though it was early in the season. Let me say something about Katia -- she is truly a national treasure! She anticipated our needs and responded to any requests immediately. She, and her husband, Massimo, were warm, gracious and always available to us. Gracie motto, Katia. We look forward to our next trip and would enthusiastically recommend the villa to others.

VILLA ANTICO TABACCAIO★ ★ ★ ★ ★

We had a wonderful 10 day stay at the villa as a group of 7. The location was great, nestled in fields of wheat, grapes, and apple trees. Very private and quiet, yet close to the towns of Panicale and Paciano. Katia was a great caretaker and facilitator, arranging car rentals, meetings with local artists, a visit to a vineyard, recommending restaurants, and an always available source of info. She was invaluable!

We celebrated our 50th wedding anniversary with our two daughters and son-in-laws at Sogno Panicalese. The town home was ideal for the three couples, each with a separate bathroom. The view from the two upstairs bathrooms was exceptional overlooking the beautiful countryside. Although we ate many meals out, the kitchen was extremely well equipped (except we needed a large coffeemaker for the six of us) which Katia kindly lent us. The bedding was comfortable and the living space definitely adequate. This is our second trip to Panicale - we were there last August and planned our return trip at that time. We love the in-town market and the restaurants, in particular Masolino and Bar Gallo. At the end of three weeks, we felt like locals! Katia is endearing and ever helpful. We love her. We love Panicale. We love Italy!!!!

Il Roseto- Panicale-Lake Trasimeno
Last summer, my wife and I decided to spend the winter in a typical Umbrian hill town. We had the thought that the overwhelming majority of visitors would travel to the region in the spring or summer, but that it would be more of a test to give it a try in the depths of winter. We came across the village of Panicale, showcased on the Ciao Trasimeno website and it proved to be an inspired choice.
We arrived at the beginning of November and took up residence in Il Roseto, conveniently located right outside the walls of this outstanding village. This property is perfectly positioned right outside the walls of the village and outside, the property has a large and pleasingly private garden, with a table and 4 chairs which was ideal for lunchtime. We also enjoyed it at night when the stars came out to offer a spectacular display overhead.
Overall then, Il Roseto proved to be a terrific place for us to stay, containing all of the features I've described and also superbly situated just outside the walls of the brilliant village of Panicale, which besides being magnificently well preserved also contains 3 really fine restaurants, some shops, a pharmacy, a theatre, a post office, a doctor's surgery and a bank. From its significantly elevated position there are breathtaking views towards Lake Trasimeno on one side and a lush valley on the other, with mountains in the distance. On top of that, it's perfectly positioned to visit anywhere in Umbria or Tuscany, as well as Rome too.
Nevertheless, in spite of all of those undoubted attributes I would unhesitatingly agree with practical everybody else who has ever had the pleasure of staying here, in that the jewel in the crown is the property manager Katia Mughetti. Look through the Ciao Trasimeno website and you'll find a never ending list of glowing testaments to her attention to detail, genuine concern for her guests and her all-round warmth and infectious personality. She's always there whenever you need anything and yet never too obtrusive. We both really looked forward to her every visit, when she was checking that everything was to our satisfaction. She could arrange anything and find a way around any pitfall it seemed. Whatever one suddenly decided was needed, if she didn't have it herself then she could always come up with a relative or friend who might have the answer. Panicale was really good for us, but Katia is unforgettable, along with her husband Massimo and the rest of her family, who we had the pleasure of visiting in their home on several occasions.
Panicale is a great place to experience be assured. The village is everything I've described but its people are what you'll remember long after your stay has ended as well.
Fantastic place to "live" in Panicale
"Il Roseto" was the perfect place for us to stay on our quest to live like "locals" in an Italian village. We stayed for almost 3 months Aug til end of Oct this year. We booked this through Katia Mughetti who manages this and other appts in Panicale. Katia is really helpful, full of enthusiasm and makes you feel very welcome. She was very helpful whne we had some "official" issues to deal with .She invited us to dinner at her home several times with her husband Massimo, who is also great , and their lovely cheeky boys. The apartment is an old storage/ chicken coop, beautifully renovated and well equipped , spacious even for 4 . Wifi is quite good, modem needs to be located just outside the front door. Be aware that the second bedroom has single beds. The garden is very large and gorgeous on sunny days . My only advice is that their is a mosquito/insect problem in towns near Lake Trasimeno, so bring / buy as much repellent as you can, you will need it in summer months. The kitchen has everything, stove,microwave, large fridge. Washing machine , but no dryer, although large laundry to air dry clothes in summer. It is only about 20 steps out the door through Porto Umberto into the main Piazza. There are lovely cafes ,restaurants and a few small shops in Panicale. A men's and woman's hairdresser, pharmacy, 2 small supermarkets, gorgeous little theatre , and lots always going on. Fabulous stay in this apartment and I recommend booking this or any of Katia's other appts.

We love the charming hill town of Panicale -- its people, its wonderful restaurants, its cleanliness, its spectacular views of the valley and Lake Trasimeno, and its proximity to both Umbria and Tuscany. Thanks to an article in "Food and Wine" magazine about chef "mama" at Masolino's Ristorante located in the town square, our interest in Panicale developed. In our search for renting an apartment within the gates of the walled town, we discovered Katia and the love of her hometown. She worked with us with timely communication in finding The Artisian's House for the two of us. She made us feel so welcome upon our arrival and during our stay and was there when needed. Katia is a very special lady as is her family. We left after two weeks with a saddened heart as we loved our time in Panicale and driving to so many hill towns in Tuscany and east into Umbria. We will return in April 2016 with our family to celebrate our 50th wedding anniversary. Katia located a larger apartment for us within the walls and we can't wait to return. Our love of Italy has grown, with this being our 8th trip but the first to Panicale and Umbria. Thanks to Katia for helping to make it so special!
Idyllic holiday in Umbria-Villa Gli Olivi
Set on an Umbrian hill, we recently stayed in this wonderful Umbrian farmhouse and enjoyed a fabulous 10 day stay. From the moment we drove through the gates we knew we had definitely made the right choice. As a party of 3 families and 15 people ranging in age from 5 - 75, Vill Gli Olivi was able to offer us all everything we wanted. The expansive and immaculately maintained gardens offered both shade and sanctuary from the 40c heat whilst the pool and surrounding area allowed our children to enjoy themselves fully. The large farmhouse offers a massive living space including a huge dining area that easily held the 15 of us although we largely ate meals on the terrace under a huge umbrella enjoying the fantastic views. The large bedrooms are all ensuite and of a high standard, as was the rest of the villa, more than matching our expectations. Quite simply a brilliant place for a family holiday
Our host Katia was exceptional,as was Mario who was responsible for the garden and maintaining the villa, they could not have been more helpful,, sorting out minor issue quickly and with a warm smile. Katia, as she had been from our first email exchange, was enthusiastic, knowledgeable and clearly wanted to ensure we had the best time - nothing was to much trouble and her unrivalled knowledge of the lago tresimeno area was a huge help - from hiring bikes through to recommending some wonderful restaurants. We will definitely use Katia again!
I would highly recommend both Katia and this Villa for anyone looking for a quiet location to enjoy a fabulous holiday as part of a large group or extended family holiday"
VILLA BEL POSTO
A beautiful villa with a stunning view and an aura of tranquility that ensured all of us relaxed completely the moment we arrived. At the end of day one we had spotted several lizards in the multi level gardens, and a humming bird hovering at a flower on one of the outside dining tables. That night, and many after, we ate outside enjoying the view of the sun setting over Umbria, and the clear sky which was perfect for star spotting. The rooms are generous with all the necessary furniture and kitchen kit. It is hard to put into words the beauty of this place simply by describing the amenities. So I will just say that we wanted for nothing, the villa and garden are a joy to spend time in and that I would recommend it to anyone (with the slight tinge of regret that there might not be room for us next time!). Katia goes out of her way to be extremely helpful and attentive. The place, and it's people, both at the villa and in Panicale, will ensure your holiday is spectacular.

Just returned from a wonderful 11 days at this beautiful villa in the town of Panicale along with wife and 4 friends all over the age of 57. Our second stay at this house was every bit as great as our first 9 years ago. Katia took care of all of our needs from arranging an exquisite meal cooked by a local grandmother (more on that later) to meeting us with the keys when we arrived to helping us with the washer and dryer when the instructions went missing. The house itself has three bedrooms, two being queen beds and the other being two twins that are more for kids/teens but usable for adults. There are three-and-a-half bathrooms which are more than enough. Please note that if you have elderly or very young children there are a lot of stairs but they lead from one useful floor to another. Description: Ground floor is entry way and first bedroom with bathroom and shower attached. Staircase into basement which goes back to 14th century is also here. Basement has laundry area, boiler for hot water and is not a "living" space. First floor is the living room, dining room and extremely large and well-stocked kitchen along with a half-bathroom. Second floor has two bathrooms, one with tub, the other with separate tub and shower areas along with a queen bedroom, quite large, and the twin bedroom, a bit tighter but still functional. Third floor is the amazing rooftop terrace overlooking the Umbrian countryside and the red-tiled rooftops of the town. There are far worse things to do than sit up here with your coffee in the morning or your wine and cheese in the evenings. All of us were commenting on how hard going back to reality would be after this.
Katia arranged for a local grandma to come on our last night to cook a real Italian from-scratch meal for the six of us. We watched her and her assistant spend hours preparing pasta from the egg and flour, kneading for an eternity, rolling until perfectly consistent and smooth, cutting it into perfect strips. The only problem was that we did this the last night and should have done it earlier so we could have eaten all the leftovers. There was enough food for at least one more complete meal for all of us. Greatest, freshest meal I have ever eaten.

Our two week stay in Panicale at Il Podesta
It was the perfect Umbrian adventure. We found the listing on www.VRBO.com and were pleasantly surprised to "meet" Katia prior to our arrival through many emails. Coming from a two week hiking trip in Ireland, Italy was our reward with pasta and gelato everyday. Katia provided all the help we needed to arrange our arrival by car from Rome.
Like spokes of a wheel daily outings to nearby towns of Assisi, Montepulciano, Orvieto, Deruta, Todi,Terni,Siena and more were so easy from Panicale! Coming "home" each day to Il Podesta was relaxing with anything we needed within a minute's walk to the piazza.
We especially loved the terrace where swallows serenaded our mornings and evenings with views of the Umbrian hills. Sunsets were exquisite! As a watercolor painter, it was an inspiring place to sketch and paint the scenes of picturesque Panicale.
It still amazes me that there are five restaurants (all wonderful!)and three groceries in Panicale. Aldo's restaurant was the meeting place for residents and tourists alike daily always making us feel welcome!
Panicale in the heart of Umbria truly is a magical place providing everything we had hoped to experience on our Italian journey. Grazie mille, Katia and Aldo for Il Podesta!

Well, here we are again! Another wonderful 2 months staying in 'The Artisan's House'! This is our third year in this lovely apartment. Our fifth year in Panicale, and not the last. We feel so lucky to come back to 'our second home' here in Umbria.
And it does feel like home…This apartment has all you need to become a real part of the village. We enjoyed entertaining friends on many occasions. It was fun cooking and setting the table with plates, glasses, flowers, etc. Good times had by all!
The location of the apartment is less than a minutes walk to the main piazza where you will find everything from an espresso to gifts for folks back home. Markets, bakery, bars, fabulous restaurants, gift shop, butcher…even a barber and hairdresser! Panicale has all you can ask for…including spectacular views of Lago Trasimeno.
The location of the town could not be better…Away from it all, yet conveniently close to Chiusi train station. You can be in Florence or Rome in about an hour and a half. We do recommend a car, though…there is so much to see within an hour's drive.
Our wonderful hostess, Katia, has become a friend over the years we have visited. She is always ready to help answer questions about the town and surrounding area. She knows everything about the area, and takes pride in her region. She is super easy to work with, and we have never had a problem with her as a property manager. She is the best. Her english is great, too, which is always helpful!
We have had many special times here in Panicale, and we will return as soon as we can. Thumbs way up for both 'The Artisan's House' and Katia!!

“5th time in Panicale/bel Posto”
This spring we stayed for the 5th time the month of may in Bel Posto/Paradiso in Panicale. Every time we return we get big hugs of the people in the village. They are really happy that you love their village as much as they do and make you feel at home. And when we leave Katia almost cries.
The Villa Bel Posto has according to us the best view on the Trasimeno lake. Unfortunately may is to cold to use the swimminpool but the last day the pool was opened! It is a large swimmingpool with even a diving possibility.
Next spring we will be back! Or maybe before.

we spent a week with 12 friends [6 dutch couples between 58 and 75] in Antico Tabaccaio; with it's 7 sleepingrooms and 5 bathrooms it is very comfortable. We did not use the nice livingroom on the first floor because of beautiful weather the whole week! So we ate all the meals outside on the covered porch with wonderful view on Paciano and Panicale and every evening a beautiful sunset during dinner. The kitchen is very well equiped. The large swimmingpool was used a lot. In the nearby villages we could by good food: like lasagna from the butcher in Panicale or arristo from the butcher in Paciano. And last but not least perfect pizza's from l'oca bruciata in Paciano. Katia surprised us the first day with delicious canneloni, grilled vegetables, red wine from nearby winery Querciolana and a fruitcake. She also had the BBQ prepared! We had a wine-tasting at the Querciolana. We visited Perugia with a guide [www.todiguide.it] as well as Cortona [www.omniaguide.com]. The owner of Antico Sipario, Claudio, is a guide and he explained us the history of mediëval Paciano and showed us beautiful paintings that are normally 'hidden'. In Panicale and in Perugia [collegio del cambio] we saw the paintings of Perugino; and in the church of Panicale the paintings of Masolino and Caporali. We made two walks of almost 3 hours in the hills above the villages, with beautiful views. These hills are very well suited for mountainbikers. Nearby Cortona we also visited the Celle of Franciscus and a famous sculpturist, Andrea Roggi. Panicale is the ideal place from where you can visit within one hour places like Montepulciano, Cortona, Assisi, Perugia, Orvieto, etc. and return late afternoon to the quiet landscape above lake Trasimeno. Above all the people of Panicale make you feel at home; Katia, Linda [Conad shop], Aldo [bar Gallo] and all the others!
We will certainly come back!
Il Roseto: Panicale
We doubt that you could find a more perfect place to rent in Panicale. We stayed five weeks at Il Roseto and the house and garden were a total joy.
The web site photos are a little misleading; this is a large apartment.The location of the village is ideal for travelling to the many places of interest, the location of the apartment is ideal for staying in the village.
The word is out on Il Roseto; it is a much sought after long term holiday let so plan well in advance.
Everything others say about Katia is true, she is a 'living treasure.'

We visited the villa with friends who had 3 teens and a baby. We have a baby and a 4 and 6 years old. Perfect location for us!
We had a great stay at Panicale in casa bel posto. The villa is located on the top of a hill with an amazing view towards the lake of trasimeno. Everytime stunning again. The appartments are well equiped and comfortable. Only thing missing in the small appartment was a musquito protection for the windows. The swimmingpool is so big and relaxing. very nice for the kids. The garden around is very wide, we even hadn't the time to discover all.
Panicale is a lovely town with so kind and friendly open and warm people. Panicale is very well situated to visited easily lot's of towns in umbrie and toscane. The ideal base to discover Italy. We will definately go back there. Much more to do than we could have done in these 2 weeks.
And than Katia, she is better than you can ever dream. So is so kind always there if you need her. Gives advice for trips, neighbourhood. If something is missing she will take care of it within no time. She doesn't push at all. If you dont need her she's not bothering you. She is so happy to help you out with no matter what. You should be able to take her on all your holidays.. Top! Thanks for everything!!!
Villa Il Fosolo
Somos dos familias españolas que hemos estado veraneando durante las dos últimas semanas de agosto en la finca Il Fosolo cercana a la localidad de Piegaro. Antes de nada dar las gracias a Katiuscia por lo fantásticamente bien que se ha portado con nosotros. No solo ha sido amable y simpática sino que se ha volcado con nosotros desde nuestra llegada haciéndonos la estancia mucho mas apacible. Ahí estuvo a nuestro lado cada vez que lo necesitamos. En cuanto a la villa Il Fosolo decir que es ideal para familias. Ubicada en un entorno incomparable rodeada de bosques de robles y montañas absolutamente verdes. La casa es amplia, luminosa y los dormitorios son grandes y están habilitados con su correspondiente cuarto de baño. Los electrodomésticos están limpios y el frigorífico es de doble puerta. La dueña, que se llama Carla, es una mujer culta y simpática, amante de los animales. Habla inglés y chapurrea bien el español. Si os gusta el campo y sois curi osos podréis observar infinidad de animales, desde jabalíes hasta liebres pasando por erizos, zorros, tarántulas, escorpiones, escolopendras, sapos y mas. La finca (que tiene una zona de pradera inmensa y una piscina estupenda) está a pocos kms de Perugia y son accesibles tanto el lago Trasimeno (zona preciosa)como Siena, Florencia y Roma. Los lugareños son tremendamente accesibles y los supermercados de alrededor están bien surtidos. Os lo recomendamos de corazón. Ciao Jos

My fifth trip to Italy and one filled with the magic of Panicale! What a beautiful village in Umbria, the villa I rented Casa de Sartos was wonderful. The fields were filled with miles of sun flowers that shimmered in the Italian summer sun. The villa was great and very comfortable, staying in a place that has such history was amazing; the entire town is breathtaking! Bring your camera and lots of photo cards, there are bella vistas everywhere.
The people of Panicale are amongst the most friendly I have ever met : Aldo and the lovely Danilla who own Bar Gallo, Linda who is warm and hand selects your fruits to the kind staff at the local post card store who ordered a photo memory for me. The gentleman who rented me an automatic smart car so I could drive the mountains of Umbria and Tuscany was a life saver.
Umbria and Tuscany are sheer magic and so beautiful you will never want to leave. But the best thing and the greatest asset you will find is Katia! She is the kindest property manager ever with the smile of a medieval madonna.
Come and stay in Panicale!, you will not regret it, I certainly didn't! !
"Perfect for a family holiday”
La Querciolana, a converted convent with lovely mediaeval stone buildings, comprises five suites, all of which we booked for our 17-member extended family group. Three of the suites, sleeping four each, are in a row with a common veranda/terrace, & are suitable for up to three groups of family or friends. The other two, sleeping respectively five & two or three, are at a short distance, also from each other, & could be booked independently.
Furniture & fittings, including kitchens, are all fine, & every suite was spotlessly clean when we moved in.
The property is five minutes' drive from Panicale, a delightful walled village, where basic necessities can be bought. A wider range of foodstuffs &c. is available in Chiusi or Tavernelle, 20--30 minutes' drive away. La Querciolana has its own vineyard, & its very drinkable wine is on sale, at reasonable rates, to guests & others.
Nonna Luisa & her son Guelfo were charming & non-intrusive hosts. Guelfo speaks a little English, & Nonna Luisa will cook dinner for up to 20 given a day's notice.
Altogether, if you're thinking of a family holiday in the hills of Umbria, half an hour's drive from Lake Trasimene, I don't see that you could do better than La Querciolana.

Fireflies, jasmine air, swallow songs, pasta and pizza smells, cactus blooms, quiet time, multi colored brick and stone walls, tiny markets, local wine, young and old olive groves, miles of sunflowers, every kind of cheese, gelato every day, afternoon swimming, cobble stone streets, wise town elders on their bench, gorgeous lace, colorful ceramics, magnificent manager and that's just the beginning.
An AMAZING HOLIDAY IN PANICALE!!
We could not have had a better trip to Italy. My husband and I stayed at the Sogno Panicalese with our 2 teenage daughters and we all had a great time. The trip to Panicale from the Rome airport was very easy. We took a train to Chiusi and rented a car and drove the 20 minute trip to Panicale. The village was gorgeous and the townhome was more than accommodating. The photos on the website cannot fully capture the luxuriousness of the townhome or the spectacular views. The views were truly breathtaking. The townhome was clean, spacious and had every amenity that was listed. We used the kitchen often and cooked fabulous meals with the local ingredients bought right in town.
The people in the town, shops and restaurants were all very welcoming and friendly. We stayed a full 3 weeks and felt part of the community. The manager of the property became a friend and was always helpful and eager to answer every question. It was comforting to know she was moments away should we have needed any help.
Panicale is a fascinating town and we spent days walking and exploring. We also traveled very easily by car to nearby towns: Perugia, Deruta, Castiglione Del Lago, Cortona, Montepulciano, Pienza and other towns in Umbria and Tuscany. Panicale was perfectly located for sightseeing in the entire area. We also easily took the train up to Florence a couple of days. The townhome was very comfortable and easy to live in. It was as comfortable as our own home. Our daughters could walk anywhere in the village and spend time by themselves around town and in the cafes. We all especially loved Danielle and Aldo's bar, where we spent a lot of time, especially our daughters who hung out drinking cappuccino and using the free wifi! Aldo was very generous and hospitable. His bruschetta was absolutely the best! We had our last meal of our stay in Panicale at the restaurant Masolino which was truly special. We also loved the restaurant Pelicano which was right outside Panicale and served the best piz za we ever ate!
Panicale is a magical place. It is hard to express how beautiful it is. The Sogno Panicalese is luxurious and extremely comfortable. We had enough time that we could spend days wandering around Panicale and relaxing at the townhome. When we were on-the-go traveling, it was a great home to come back to. We spent hours on the rooftop taking in the view and enjoying our time. It was truly like a dream. It was our good fortune to have found it. Thank you!
The best vacation I've ever had!!!
We met beautiful Katia, the manager, in the charming village of Panicale. Above our heads were barn swallows wooshing around making soft singing noises. I was hooked!
After following her a short distance out of town we turned down a road to the villa that was lined with beautiful olive trees. Before ever walking into the house we knew we'd made the right choice. It was in the perfect setting.
The interior was decorated very tastefully and the views from the house were gorgeous. We cooked 11 of our 14 dinners there. And we bought all the ingredients from the local market or butcher. Almost everyday we enjoyed a gelato in the village or we watched the world cup with the locals.
We had a wonderful time there. I'm 56 and I travel alot and this is the best vacation I've ever had.
Il Podesta in Panicale
A wonderful week in June. The view from the balcony was great. The apartment was just off the piazza with the best views, and handy to the bar and cafes. Aldo and Daniele treated me like a true guest. The people at the bar invited me to join them at their tables on several occasions. Katia was really amazing, inviting me on 4 excursions since I did not have a car. She even took me to the Spello flower festival with her family, and picked me up and dropped me off at the train station. The place was stocked with a big bowl of delicious fruit, great wine, even paper towels and washing detergent. Massolinos had a fantastic wine dinner. The Bar Gallo had the best chocolate gelato in Italy, and a great bruschetta. I will definitely rent from Katia next time.
Our holiday in Panicale
Il Roseto in Panicale was perfect for my husband and myself. The main bedroom was very comfortable, as well as the rest of the small apartment. Great access to the small Village of Panicale. ( out the front door and around the corner). Katia was fantastic. catered to our every need. She is a great ambassador for Panicale. She even had us to an authentic Umbrian dinner at her home with other new friends from Holland and England. Her husband, Massimo, a local policeman, picked us up and transported us to and from their home. Katia is a fabulous cook. My husband promises to return for Katia's pasta! Next time lasagne! Panicale is a very special place. Galo's bar was perfect for Morning coffee, a light tuna and bean salad for lunch, and a glass of wine in the late afternoon. Our trip continued to Rome, Sicily and Malta, but our best meals were in restaurants in Panicale. There is a saying "it takes a Village", but Panicale "gives a Village"! We hope to return someday.

Our second experience in Panicale
This was our second visit to Panicale. For a delightful two weeks, we stayed at Il Podesta; a sweet apartment that had everything we needed including a terrace that looked out over the hills and valleys beyond Panicale. Mornings and evenings were delightful, sitting on the terrace listening to the birds, the roosters, the sheep and the occasional coo coo. Katia was so welcoming and made sure we were comfortable.
Every day was a new experience..the Wednesday market at Castiglione del Lago, day trips to Cortona, Pienza, Todi, Montefalco, Foligno, Deruta, Citta della Pieve, walks to Paciano, drives around Lago Trasimeno and the surrounding countryside. And, of course, the amazing food and wine! Ah the memories... morning cappucino at Aldo and Daniela's Bar Gallo, visits to Yolanda's and Linda's markets, sumptuous dinners at Masolino's and Il Pozzo nel Gallo...all within the walls of beautiful Panicale.

We are a group of 4 couples in our mid-sixties from the US. We were looking for a 4 bedroom/4 bath rental in Umbria close to a small town and within driving distance to many of the hill towns. We spent 9 nights at Podere Molinaccio. The farmhouse was beautifully restored, very spacious and met our every need. It was even nicer than it appeared in the pictures. Panicale was a 5 minute drive. The town had everything we needed - a well stocked grocery, a butcher shop, a few restaurants and lots of charm. We enjoyed shopping, eating and spending time in the piazza. We felt we knew everyone after a few visits. Katia was our contact for the property. From the 1st inquiry, she was very attentive to all our questions. She's a Panicale native and was full of all kinds of knowledge and information. It was wonderful to meet her after many months of corresponding by email. She is a vivacious, caring person who is excellent at her job. She was willing to help with any request but also respected our privacy. Chiara, the owner, was there when we arrived and welcomed us with a snack. She offered us espresso each day as we left for our excursions. We enjoyed the farmer's market in nearby Tavernelle. Everything looked so appetizing and we bought lots of fresh fruit. We spent most days visiting area hill towns. Each place offered a unique experience. Gubbio and Orvieto were our favorites. We also enjoyed Bevagna, Assisi and Castiglione del Lago. One of the highlights of our stay was when Nonna Rosanna came to the farmhouse to cook dinner for us. She showed up with her 3 foot rolling pin and made homemade pasta among many other delicious dishes. It was an experience not to be missed. We also had dinner at Katia's home and drinks and snacks with Chiara and Lorenzo at the villa. Thank you for sharing your homes with us. Everything about this vacation was fabulous. Our rental was perfect, the food was delicious and the scenery was so memorable. We were well taken care of by Katia and Chiara and thank them for their hospitality and friendship. Grazie Mille!
Our 4th trip to Italy!
Our 4th trip to Italy and the second time we rented a house in a hill top village...first time in Cortona and this time in Katia's wonderful small Panicale.Found Panicale to be much smaller than Cortona but more relaxing and due to Katia,s attention to making us comfortable more friendly. It seems that every one knows and likes Katia, for good reason as she is most friendly and helpful but not in a "pushy" way I enjoyed meeting her husband Massimo who told me all about the olive trees on his property.Every thing that Katia says in her web site about the house and Panicale is accurate. The restaurants we frequented, Masolino and Lillo Tatini had food to die for as well as friendly owners and the house red wine was the best!
The little market up the hill...Linda and her daughter own was an easy walk to keep us supplied with fruit, meats cheese and wine to enjoy at our house in the afternoon before going out to dinner.
We had a car and took daily trips in the area and highly recommend Umbria Terra e Sole in Castiglione for lunch, say hello to Marsida and Erica who helped us enjoy.
We agree with every one else that has written notes that Aldo's Bar Gallo is the center of the town square for morning, noon and night food and refreshments.
In closing...we had a wonderful visit to Panicale and hopefully we will be able to return some day.

This being my 7th pleasure trip to Italy, and being a thorough internet researcher, I knew that this was the right property for us to rent during our stay in Umbria...but I was totally surprised by what it gave back to us!!! The property is a dream...a tastefully and lovingly restored farmhouse, with postcard views from every window, the BEST bed and linens in all of Italy, and the songs of birds to greet you in the morning. But I was not expecting the incredible people (the owners and Katia, our agent) who greeted us like lost lost relatives coming back home. Within hours, we were sitting in Katia's home, enjoying a home cooked lunch around a family table, and exchanging thoughts and experiences that would be the base for a blooming friendship. And the owners of the property, Lorenzo and Chiara, were simply incredible!!! From waiting personally for us with an outdoor table with a brunch made up by a selection of local produce, olive oil and wine, to becoming our willing guides and source of local information! By the 2nd day of our stay, we had exchanged e-mail addresses and cell phones and the promise of their future visit to our home in Miami Beach the following year!!! All this in addition to the bounties of Umbria: the beauty of Tuscany without the exorbitant prices and the multitude of tourists. Panicale is a town that allows you to feel that you have travelled back in time to a better era, where life revolves around the main piazza and its café, where all the locals meet for coffee and its corresponding social gathering, where everybody knows everybody else, and you are introduced immediately to become one of them. I AM SURE that we will return to this incredible part of the world in the near future!!!

We were very fortunate to have a two month stay this year in Panicale. Once again we chose to rent Sogno Panicalese .We contacted Katia, the manager, and she made the arrangements, as always, she was most helpful and kind. Sogno Panicalese is a lovely bright townhouse in the center of Panicale, right off the main piazza...a great location! The rooms of the townhouse are spacious and very clean. It has a well equipped kitchen, a dining room that can seat up to 8 for a dinner party. The bathrooms are sparkling fresh with good towels and good water pressure for the showers. There are also two nice bath tubs for soaking.Large windows illuminate all of the rooms. The one thing to know that it is a townhouse, so there are stairs......but, if your in Italy you will find yourself climbing stairs everywhere! When we arrived the rooftop terrace had pots filled by Katia with colorful flowers. A very nice greeting! Panicale is a charming Medieval hill town. We have made several return

VILLA ANTICO TABACCAIO
Our family of 16 spent 2 weeks at Villa Antico Tabaccaio in late September 2019. After finding the villa on line, we made contact with Katia Mughetti, manager of the villa. From the moment she replied, it was obvious we had found a special person and a special place. Katia is a delightful, warm and generous person who could not have done more to make our holiday uniquely happy and memorable. Every enquiry was answered immediately and helpfully. She gave us a wonderful welcome, unlike anything experienced before, even to having the kitchen bench covered in wine, fresh fruit and vegetables. Her warm hospitality continued throughout our stay and every wish was granted. Thank you, Katia! You are a treasure!
The villa, too, was remarkable. A very old, very large farmhouse, beautifully restored and with every comfort. Our 3 generations found it easy to always find a spot to be alone or together, and the pool was loved every day. We would love to return to it one day and recommend it unreservedly.

We were fortunate enough to be able to spend 2 months in a quaint farmhouse on the slopes of the beautiful hilltop village of Panicale.
We were met by our contact , Katia, and how amazing she was! She had organised the car for us which was waiting for us on arrival and bought us some bottles of wine and a raspberry torte as a welcome gift! She helped us get some much needed provisions and basically got our holiday off to an immediate start. She also went above and beyond to help us find doctors and physios after an unfortunate accident!
We are truly grateful to her for all her help and her sunny upbeat friendship.
Everything we had been told was true! A delightful village with such friendly locals. Lots of amazing restaurants, bar, gelateria supermarket and other amenities which meant everything was on hand. We had the most stunning view over the valley which we never tired of.
We will always have such fond memories of a lovely village and it’s amazing inhabitants.

Started searching for a venue for my daughter's wedding 8mths ago with Umbria in mind. Once we connected with Katia everything came together.
Katia is connected with her community in ways that can only be discribed as an ambassador to everyone and anything you desire.
The owners of the villa are lovely Carring people. Extremely generous by assisting in the details in our daughters wedding.
When Guliano came to the villa with a classic Fiat 500 for the bride and groom to use for wedding photo's and transportation, for a car guy like my self. This is priceless.
There villa is clean comfortable and large enough to accommodate a large family to create life time memories.
There wasn't a time that you couldn't count on Katia; the wonder women of Italy.
She helped with finding flowerst,catering service, hair stylist and when we needed a celebrant to perform the wedding service.
Katia came to the rescue and performed the service herself.
The villa it's self is wonderfully appointed, and is terrific for large groups.
The grounds are beautiful with fantastic views. You always feel you are leaving large when sitting poolside looking to the mountains.
The location is central to every thing.
But once you are here you feel that Panacale the only destination that you need to go.

CASA DI PAN 2019!
This is the 7th or 8th time we've been to the area surrounding the beautiful Panicale. Casa di Pan was a 4 minute walk from the walls of the town, allowing us to socialize and eat in the vibrant town at some top quality restaurants, but also relax and swim looking onto the Umbrian hills. Day trips to Cortona and Montepulciano were a highlight as was eating at Locanda Manfredi in Paciano, as recommended by Katia. Katia, as always was extremely discreet as well as helping us out when we needed her. A perfect balance. The only downside was having to leave....

Wir verbrachten eine wunderbare Wochen der Villa Gli Olivi mit unseren Kindern und deren Partnern,Enkelkindern , einer Freundin unserer Tochter, insgesamt 13 Personen und zwei Labradors..Das Haus hat eine traumhafte Lage mit Blick auf die Hügel- Landschaft Umbriens. Der umzäunte Garten (7 Hektar)mit vielen Olivenbäumen und liebevoll geschmückten Blumentöpfen hat einen großen Pool (12x6m), den der Hausherr Giuliano täglich reinigt. Die 7 Schlafzimmer und 5 Bäder sowie eine große und zwei kleine Küchen bieten Platz für jeden. Es ist äußerst geschmackvoll renoviert und ausgestattet und auf den beiden großen überdachten Terrassen saßen wir häufig zum Spielen, zum Essen und auf ein Glas Wein.Zum Empfang stand ein fertiges Büfett mit leckeren umbrischen Delikatessen und zwei Flaschen Sekt am Tisch. Giuliano beglückte uns außerdem während der Woche noch mit eigenem Gemüse, Honig, Käse und Wein. Wir haben uns total zu Hause gefühlt.Katia war immer für Fragen offen und herzlich. Zu erwähnen ist noch die gut funktionierende Klimaanlage, die bei 38 Grad sehr hilfreich war. Panikale ist ein sehr schönes mittelalterliches Städtchen mit netten Lokalen und einem großartigen Blick auf den Trasimenischen See. Ausflüge in die Umgebung lassen einen Städte wie Perugia, Gubbio, Assisi erkunden und der Trasimenische See ist von oben schöner als wenn man davor steht.Die Villa Gil Olive ist ein großartiger Ort für Familien oder Freunde, die eine wirklich erholsame und auch interessante Zeit erleben wollen, sehr empfehlenswert.

SUMMER IN PANICALE
We went during the summer 2018 in Panicale, Villa di Coccio in Panicale. What a great choice we made !!! The village of Panicale is wonderful, typical and so nice to walk around in the small streets, so quiet, typical and so Italian I would say for someone like me who never really went to Italy before. The localisation allowed us to go easily in Firenze, Sienna, Perugia, Assisi and visit some small wonderful villages in Umbria and Tuscany. Without telling the wonderful welcome we had from our host KATIA !!! The House was not only great bus so restful in the middle of thousands of Olive Trees with a wonderful view on the Italian campaign , we all loved it (4 adults/5 children) It was just perfect !!! Wonderful choice to recomend to everybody... Thanks Katia/Thanks Italy and hope we'll be back once !!! Mathieu and family...
In love with Panicale!
We stayed in Panicale for 9 nights at the end of August/beginning of September, so it was just after the high season. The apartment "Il Pollaio" is very comfortable and unique, the architect knew exactly how to stage the original brick walls and the vaulted ceilings and harmonize them with modern furnishings. Also the apartment is equipped with everything you need for the perfect stay! Katia, our rental agent, replied to our request quickly and always provided us with good information about what to do in the whole area. She is a very caring and lovely person, she welcomed us with Italian wine and bread. Sometimes in the mornings she even brought us eggs from her chicken and fresh tomatoes! Just around the corner from the house, only one minute foot walk, is the main plaza of Panicale. This is where Katia introduced us to the local people, everyone was just so open-minded and very hospitable! Here you can get all you need from the shops, try the great Italian food and wine in the restaurants or have a wonderful chat with the town neighbours at the bar. The location of Panicale is also ideal to explore all of Umbria and Tuscany. In daytrips it is possible to get to know the charming towns and countryside with all of its beauty. All in all we had a wonderful vacation! Panicale is just the perfect little village to feel relaxed and enjoy the Italian culture. We can only recommend coming here!

Fantastic Family Gathering Place★ ★ ★ ★ ★ First off, I must say the property manager Katia is AMAZING-I'll explain further later. The house we rented-VILLA ANTICO TABACCAIO in Panicale, Umbria was huge. There were 12 of us, all family, and there was plenty of room for everyone. As we were traveling by car from Rome to the Villa, and didn't expect to get in until after 5 P.M. I asked Katia to make arrangements for dinner for us at the Villa. Shortly after our arrival, Katia showed up with wine from a local winery for our dinner. (My wife and I visited this and other wineries recommended by Katia). Katia had a local Chef prepare our dinner which was served on the outdoor covered patio attached to the barn. The meal- as the kids say in their texting-OMG. One regret is that we should have had the Chef back a second time. Overall it was the best Family meal we had in Italy, fantastic food and wine, gorgeous sunset, all the comforts of home, enough leftovers for another meal-but no dishes to wash. Because the weather was warmer than normal for the region, the pool, with its pergola turned out to be the center of our family gatherings, enjoyed by all. The views from the Villa are breathtaking, you are surrounded by fields of sunflowers, and the hills of the surrounding towns.
Let me talk about, as far as I'm concerned, the Queen Of Panicale-Katia. This woman is fantastic. I know, you're thinking yeah its her job to be nice and help you out, but she is genuinely one of the nicest people i've ever met. She also knows everything about the region, and practically everyone knows her. She can make arrangements for just about anything for you. You can basically rent one of the properties she manages and show up not knowing anything about the area- no problem, she will advise what to do, where to go, when to do it, I mean everything. Her great reputation truly precedes her. When she would make reservations for us, or even if we just mentioned her name, upon our arrival, they would practically drop everything to accommodate us. Make time to visit the towns of the region. This is were the "regular" people are-family owned farms, shops, restaurants and wineries. Larry M

Panicale is conveniently located for short trips to many of the special places in Umbria and Tuscany, Only 20 minutes away are two rail stations where you can visit Rome, Florence and other places such as Orvieto or Arezzo.
With car hire available in Chiusi, you can't find a better location for your Italian dream than Il Giardino di San Michele in Panicale.

One the best holidays we have ever had★ ★ ★ ★ ★ The house, gardens and pool were exquisite, more than we expected, simply superb. We had a wonderful time. Lounging around near the pool, chilling out in the pool, sipping a glass of the local wine, while looking out across the valley. The house is so close to the main Piazza Umberto I, just a few minutes away, where every Thursday there was a concert. The restaurants and cafes are brilliant, especially Aldo's, where we enjoyed many a coffee, wine, Aperol, cocktail and of course ice-cream. The little town has everything you need, a bakery just down from the post-office, a Conad mini-market which brims with all essentials, as well as local pottery, just across the alley is the butcher's who make a knock-out lasagne. You can buy your postcards in the main Piazza and there is a bank / ATM.
The town is a slice of medieval Europe. It is beautiful, don't forget to go to the tourist information (again, in the main Piazza). They organise tours to the local museums housed in deconsecrated churchs (you must see Perugino's Martyrdom of San Sebastiano) as well as the little theatre of Cesare Caporali - spend a few extra Euros and your ticket will also include entrance to museums/sights in Citta dela Pieve, Paciano and Piegaro.
Panicale is also an excellent base for visiting the region. We had a day trip to Rome (by train from Chiusi), Perugia, Assissi, Cortona, Castiglione del Lago, Montepulciano and many others.
Our host, Katia, was so helpful and kind. Her family and all Panicalians were so welcoming. We have come away from Panicale feeling we have left behind many new-found friends. We were so impressed and for sure we will be back. We are even considering buying a place there, that is how much we fell in love with Panicale !

Amazing rustic farmhouse with the best views & close to Panicale★ ★ ★ ★ ★ We had the best time staying at Casa di Pan. It is a beautiful 500-year-old farm house over 2 levels 1. for sleeping (although you also have a sofa bed downstairs) and a ground floor for cooking and entertaining. It has an amazing clean pool which you can dip in and out of, with a shower in the downstairs part of the property. The 2 best things about our stay
1 - being 100 metres from panicale - an amazing classic Italian village on top of a hill with amazing views. We would pop up each day (3 mins walk) for a coffee and ice cream with the kids, sitting in a stunning little piazza. In the evening we had great wine and meals in the lovely local bars and amazing restaurants.
2 - views. The views from the house and village are amazing.
We had a great relaxed and proper Italian holiday in Panicale. It is a fantastic town and you will be looked after by Katia, her team and also the locals who were very helpful (wine to choose!) and what to do.
We would highly recommend staying here.

The daily housekeeping service was a really pleasant surprise, ensuring that Pindaro sparkled throughout our stay. The olive groves and orchards surrounding the house were absolutely stunning and we thoroughly enjoyed the fresh produce from the vegetable gardens. Of course we spent a large amount of time at Pindaro’s beautiful pool, set against the breathtaking backdrop of the Umbrian hills. Wonderful House, Wonderful Town★ ★ ★ ★ ★This is an absolutely lovely property in our favorite town. The rooms are large and airy with lots of light. Very comfortably furnished, clean and well-maintained. The kitchen is very well-appointed, with room for eight at the table. Or you can eat on the patio, as we did each morning. The most special part is the spacious and sunny garden (very hard to find in Panicale).
You are just a few steps away from Piazza Podesta, with a commanding view of Lake Trasimeno and the hills of Cortona and Montepulciano. We made a habit of enjoying the spectacular sunsets here every evening. And a one-minute walk takes you to Piazza San Michele, the center of Panicale life, where you will find residents (both life-long and expat) and travelers enjoying this magical place.
Our host Katia greeted us with her usual warmth and helpfulness. She is always available to answer questions, and is a pleasure to know.
We rented only the ground floor of the property, plenty big enough for two couples, but the upper floor has two more bedrooms plus a small kitchen, so it could easily accommodate four couples.
All in all, this is a wonderful place to stay!
Umbrian Idyll
The villa is 5km from the hilltop village of Panicale. It stands apart from other houses and so was the perfect venue for our family holiday and catered well for the needs of the three generations. The spacious grounds meant that the children could play - and shout - without fear of disturbing anyone. The well-maintained pool was a welcome respite from the soaring temperatures - but not from the dive-bombing raids of the children! The villa itself has generous seating areas throughout, a large kitchen/diner and seven bedrooms, some with en suite and others with adjoining bathrooms. So gatherings of the twelve family members were readily accommodated, while providing the aged and the energy-sapped with much needed privacy when required. It was a holiday which will live long in the memory for all the right reasons.Our thanks to Katia for her help, support and unfailing cheerfulness.

We spent an amazing week in this house in June 2018. The house was perfect for our group of 15, family and relatives. The property was very clean and well maintained. Our lovely hostess Katya made us feel welcome as soon as we arrived. She surprised us with self baked pies and some local wines. During the week she was very helpful sending whatsapp about local events, festivals and market.
The owner Giuliano was very discreet when maintaining the pool and garden early in the mornings. We really had our privacy during our stay.
We spent our time sunbathing, swimming, playing football at the court on backyard and making daytrips to close etruscian towns like Panicale, Assisi, Perugia and some vineyards
Close neighbour was lovely Fortemanna's sheepfarm, where we bought delicious yoghurts and cheeses.
We enjoyed so much familydinners at the terrace sun setting behind the mountains.
Wish we could go back there soon.

A truly relaxing and enjoyable stay in a picturesque location in Umbria.★ ★ ★ ★ ★ Our stay was everything I was hoping for. The house is beautifully situated with views of the olive fields and countryside. The short walk into the village on a pleasant track through the hills was perfect to enjoy the views and made use of the car unnecessary except for trips to the many attractive neighbouring hilltop towns. The village of Panicale was enchanting in its visual appeal, and provided an array of coffee and dining experiences during our stay. Aldo’s cafe became our second home for morning coffee and evening drinks/meals, and the service was friendly and attentive. The house was comfortable and cool on warm days, and retained some heat on cooler days, which were few. The pool is beautiful and has great views, our teenagers spent many happy hours cooling off after day trips. We were very grateful for the friendly assistance and advice kindly given by Katia during our stay, and we were made to feel very welcome. Katia was immediately responsive and available to answer any queries or to provide assistance in organising our stay and in the time we were in Panicale. We would love to return in future and were sad to leave after a perfect stay. Grazie mille Katia.

We just returned from a one month stay at Villa Pindaro and cannot say enough in praise of the property and especially of the friendly service by Katia, who was so warm and helpful in her attention to all of our needs as our contact for the property. Her knowledge of the local village and the surrounding countryside was an extra bonus for our culinary and sightseeing experiences.
We booked the property, Villa Pindaro, for our 50th anniversary celebration. Villa Pindaro was absolutely perfect for our group of 12, two families (9 adults and 3 children — three generations). The bedrooms and bathrooms were well appointed and the whole house was far beyond what the pictures show and meticulously maintained. The kitchen is very well equipped (better than any rental we have ever booked), with plenty of space for cooking together, and for the anniversary party which we had catered at the house.
The pool was pristine and large enough to hold all of us comfortably at one time, with a lovely pool deck for sunning and cabana for shade (including a mini outdoor kitchen and lounge area). The surrounding vineyards and olive groves with a spectacular view of Panicale were yet another bonus.
Panicale, five minutes away, is a perfect village for home base. We enjoyed all three village restaurants, shopped at both of the little grocery stores, the great butcher, the two gelaterias and the bakery. All the proprietors greeted us like locals after one visit, making us feel right at home, which was just the experience we hoped for.
We definitely recommend the property, the area, and Ciao Trasimeno to anyone seeking a wonderful slice of Italian life. We cannot wait to return!!

Mesmerising Views and Tranquility★ ★ ★ ★ ★ We fell in love with Panicale a decade ago and have made an annual Spring visit here ever since! This small town grips your heart with it's Umbrian beauty and enters your mind whit's Medieval character. It is a place where you never know what surprise you might find behind any door! This year the lovely tireless manager, Katia, had a new place for us to stay. Being artists she thought we would really enjoy the view here as well as the overall 2 bedroom apartment. Katia found the perfect place for us, like the 'Matchmaker' she is! The kitchen is small but quite workable and for those that enjoy going small markets there are ; Linda's Bottega, The Maccelleria, Yolanda's and Forno. Every morning we have cappuccino at Bar Gallo as we drink up the flavour of the town and it's wonderful inhabitants.
'Isabella's New Apartment' is sparkling clean with 2 showers, one in an en suite bedroom that is pretty, bright and so comfortable. Both bedrooms are lovely and have a view to Lake Trasimeno, plus all the windows in the apartment have mosquito screens. There is a dining room with a table that will seat six. The kitchen has a full size refrigerator , oven, gas cooktop, dishwasher and a washer/dryer combo.....small but quite efficient . The living room, opens onto the dining area and kitchen, what we call 'open concept'. It has a large sofa and chair and good Wi-Fi. The entire apartment has a palatial feel on a small scale. ..In short, it is tastefully decorated, very comfortable, airy and bright.
The VIEW, well it is spectacular. This was the first time we had stayed on the northern side of town facing Lake Trasimeno. We found ourselves mesmerised by the changes that occur in the cloud formations and the changing color of the water, but the most amazing view was to watch a storm approach and to see in the distant streaks of lightning in the sky..... quite a bold show of nature.

Then there is Katia....what can we say ? She is extremely helpful and excellent at her work. Beyond that ,she is warm and we immediately became friends with her and her delightful husband Massimo. It is impossible not to just want to hug them! Katia is from Panicale...this is her town and she loves it from the bottom of her heart. Beyond being local and ready to make your stay as perfect as possible, she can recommend places to visit,, things to do, etc.
Once you visit Panicale, this small hill town in Umbria, you will return. It will call to you.

Outstanding Town, Great Apartment, Good Location★ ★ ★ ★ ★ This was our 4th year in a row in Panicale and second year staying at San Michele. Panicale is a wonderful hill town full of charm and this property was ideal for us two years running. The kitchen is fully equipped, the mattresses very comfortable, the "coffee/tea" area is nice, and the side yard is an outstanding addition to the apartment. The apartment was nice and clean, Katia provided great "customer service" as she has the past four years, and we have friends who plan to come back to Panicale after visiting us this year and staying at this same property in celebration of their 50th wedding anniversary. We take day trips to the many towns close to Panicale (within an hour's drive) and love the local restaurants within the walled town. Italy and Panicale are at the top of our list of travel destinations!!

My husband and I just returned from a two month stay in beautiful Panicale. This was our fourth visit and we were excited to return. Panicale has become a second home for us.
Katia welcomed us with open arms. This beautiful lady is always so helpful, not only sharing with us wines, pastries, fruits and vegetables from the Panicale region but sharing of her time; always available to answer questions and address concerns.
The villa we rented through Katia was everything we hoped and asked for and more! It is spectacularly situated on the hillside halfway between Panicale and Paciano with a grand panoramic view of Lago Trasimeno and the surrounding countryside and hill towns. Our accommodations were very comfortable and we quickly and happily settled in to everyday life.
Panicale has some wonderful markets, top-rated restaurants and a main piazza where it is possible to sit back and enjoy a morning cappuccino or late afternoon aperitif talking with friends. Panicale is situated in Umbria yet quite near Toscana so that we could set out and explore area towns such as Montepulciano, Montalcino, Perugia, Deruta, Cortona and Assisi.
We are happily planning a return trip and extend our heartfelt thanks and love to Katia for all she does not only for us but for all those she greets and hosts to ensure that our time in Panicle is a rich and memorable experience.

Stayed in the most delightful medieval village called Panicale, from the moment you arrive and met by the incredible Katia, the holiday has started. It truly is like stepping back in time, into a simple lifestyle that many of us have completely forgotten about. The setting is stunning, a hilltop village overlooking Lake Trasimeno and olive trees. It’s divine. It’s a well serviced village, with 3 exceptional restaurants, 2 cafes, a pizzeria, a butcher, deli, supermarket, newsagent, ATM, and a barber. What else do you need, this is amazing, I stayed for a month and cannot wait to go back.

The porperty ist perfectly laid out for two parties. We enjoyed the wonderful garden and the stunning view into the valley. The center of this lovely "borgo" is just a view steps away. Panicale lays perfectly for daily trips to all important and well known landmarks in Umbria and its just a stone`s throw to Tuscany. We even made a trip to the coast near Ancona. But you do not have to go as far if you like to swim, the pool inside the garden is wonderful. And we did not expect it to be already open in May - but it was! Thanks to the very amiable property manager, who welcomed us with open arms. We had a perfect time in Umbria, thank you!

A truly magical and memorable holiday experience!★ ★ ★ ★ ★ As an extended family group of six, we have had the pleasure of yet another wonderful summer holiday in the delightful medieval hill town of Panicale. It is surrounded by stunning scenery and panoramic hill views. For us, returning to the truly magical setting of 'La Querciolana', a family run agriturismo offering farmhouse apartments, a stunning swimming pool and amazing Umbrian views, was simply like coming home! Idyllic, is an understatement. For guests who choose to relax, lounging by the pool, enjoying the warmth of the summer sun and admiring the Umbrian countryside from the terrace with a chilled glass of Querciolana wine is a good option. Or, for the more active, there is a full size tennis court, table tennis, endless walks and of course swimming.
Luisa Marie, Tulio, Guelfo, Alex and their family run 'La Querciolana' agriturismo as a working vineyard with acres of olive trees. Luisa Marie and Family are always available and ready to help when needed.
The accommodation at 'La Querciolana' is spotlessly clean and the gracious gifts of homemade cake, freshly laid eggs and home-grown tomatoes were much appreciated.
On returning to Panicale, it is always such a delight to be greeted by our dear friend and holiday organiser, Katia, her husband Massimo and family, who take us into their hearts and welcome us into their life for the duration of our stay. The wonderful historical town of Panicale is located less than 2km from 'La Querciolana', and can be walked within 25 minutes. Panicale has three restaurants and two cafe / bars, all of which offer unique and varied menus, definitely something for everyone! We spent much of our time in the restaurants and cafes in Panicale, sampling local wine and various Umbrian delicacies, often recommended by Danielle and Aldo of Bar Del Gallo. Morning coffee and pastries as always were taken in Bar Del Gallo, a popular meeting point for locals and tourists, then we would make a return visit on some evenings for a light meal. To ensure a full restaurant experience, we also dined at Osteria Il Gallo Nel Pozzo and Restaurante Masolino, both of which will not disappoint.

A stunning town house in the centre of Panicale, simply moments away from Bar Del Gallo, where we are always warmly welcomed by Aldo and Danielle, no better place than this for morning coffee, pastries and the opportunity to meet with friendly Panicale local people and of course the perfect time to improve our Italian!
Our dear friend and holiday guide, Katia Mughetti, kindly organised our stay in this spectacular house with its stunning garden located in the heart of delightful Panicale. We truly had everything on our doorstep and the photos of this beautiful town house simply do not do it justice, it is amazing!
As an extended family of six, it offered us the space we needed, a glorious garden to relax and somewhere quiet to enjoy the sunshine. Early evenings were spent in the garden, watching the sun go down, recalling events of the day, before taking just a few steps to one of three restaurants to enjoy an evening meal. On Thursday evening, the town was full of life as evening entertainment was provided in the form of various artists performing an array of genres, from classical to popular music, thoroughly enjoyed by all!
To sample a full restaurant experience, we thoroughly recommend, Osteria Il Gallo Nel Pozzo and Restaurante Masolino, both offering exquisite cuisine. All the eateries are unique and welcoming, but each experience will be one to remember and you will be spoilt for choice. Another option is Lillotatini, yet another superb restaurant.
Fortunately, Linda's Grocery Store is only moments away from Il Giardino di Sans Michele , so we had no need for supermarket journeys. Linda had everything we needed... And if not, then she would do her best to get it later in the day, helpful beyond belief. There is also a superb Delicatessen owned by Yolanda, offering a wide variety of meats, cheeses, bread, olives and small gifts. Staying in the town gave us the opportunity and time to appreciate the history of Panicale giving us time to appreciate the history of Panicale and to gain an understanding of what it means to be part of this wonderful community in this truly magical hill-town.

We were a group of six friends and utilized three of the bedrooms and bathrooms. The home is well designed and we all had adequate space and privacy. The kitchen is a dream and we found ourselves cooking in (with treasures from the local markets) as often as we went out. I would be remiss if I did not comment on the gorgeous garden. This is something quite special is the city center. We will return.

Amazing Villa in Panicale★ ★ ★ ★ ★ My family enjoyed the most amazing week staying in this Villa in Panicale. The Villa itself is well positioned and had all the comforts of 'home'. Our teenage boys swam in the pool everyday and we also made the walk to Panicale village, which takes around 15 minutes on the forest track. There are various great options in the Village for eating and dining, amazing food and wine. Katia was a fabulous host and recommended local attractions and places to visit. She is also on hand to assist or ask questions which was appreciated. The communication prior and during our stay was excellent. We played golf at Lomborghini Golf club, a lovely course located 15 minutes from the Villa. We hired bikes to ride around Lake Trasimeno and enjoyed fresh produce from local villages. Our time here was extremely relaxing and we hope to return to this beautiful Village and Villa in Panicale.

Katia, la gérante a été toujours très disponible pour nous renseigner ou pour la gestion de la villa durant nos vacances.
Nous étions trois couples avec deux enfants.
La villa est très luxueuse et dispose de tout ce qui apparaît dans le descriptif, elle est très propre. Chaque chambre est une suite avec salle de bain.
La piscine est très grande et offre une vue panoramique extraordinaire sur la région. Le paysage est à couper le souffle.
Panicale est un village fantastique où tous les commerçants sont très sympathiques et accueillants. Les villages environnants sont identiques. On peut d'ailleurs rejoindre le centre de Panicale à pied par un chemin de randonnée. Nous avons parcouru la Toscane durant 15 jours depuis ce pied à terre très luxueux pour se reposer de nos longues excursions.
Franchement, à louer sans hésitation pour ceux qui veulent passer par là; nous avons même décidé, depuis, d'acheter à Panicale, pour notre retraite...mais il nous reste quelques nombreuses années à patienter malheureusement.Our being on villa (by Maxim)
We were really lucky to stay in this hospitable place! To be honest, it was our second time staying on Katharine's apartments,and both these times were stunning! House is multi-roomed, Cosy, spacious and well-furnished. It has all modern conveniences. All bedrooms are fulfilled in its own style and everyone can easily find room to his taste. Our cordial host Julian took care of our well-being during our 2 weeks. He left lots of treats to us, home wine, confirure and etc. we were impressed by such warm acceptance as well as by groomed garden, large terrain, marvelous landscapes and views from our windows. This villa - an excellent place to stay and we would recommend it to everyone who find an opportunity to enjoy the tranquility during weekends!
My wife and I recently enjoyed an unforgettable 12 day vacation at one of Katia's properties in scenic Panicale! The entire process of finding and renting our beautiful and rustic apartment with a picturesque view of the Umbrian countryside was easy and straightforward. Katia was a pleasure to work with and we had a wonderful time both exploring the Lake Trasimeno area and relaxing at several of Panicale's delicious restaurants. We look forward to returning to Panicale again someday and will certainly plan to stay at one of Katia's properties again!

This summer we had the opportunity to spend 2 weeks of holiday with all the children (and fiancees) at the beautiful villa " Antico Tabaccaio " close to Panicale. The spacious and fully equipped property, the garden with the great swimmingpool , the silence, the spectacular view of Panicale on the hilltops exceeded our expectations.
It's also a great starting place to explore the area and visit the surrounding authentic/medieval villages.
Now for the little secret that made our holiday complete: our host Katia !

Excellent villa with a beautiful view to the Umbrian hills and a great pool.★ ★ ★ ★ ★ We stayed 2 weeks in Villa Gli Olivi and enjoyed every minute of it. It is a great villa with a marvelous view to the hills. The villa has new and very good equipped with everything that you need. The villa has a very beautiful pool that is even lightened, so you can even swim after sunset. The villa is close to Panicale and Tavernelle. Panicale is a very nice, old village with very good restaurants. The villa is excellent situated for trips to cities like Perugia, Florence, Siena, Assisi and many other lovely villages and Lake Trasimeno. Katia, the host of the villa, took very good care of us and gave great tips for great restaurants, pasta shops, places worthwhile visiting, etc.. The owner of the villa is very kind and came everyday for watering the plants and for cleaning the pool. The villa is highly recommended.

We returned from our Italy trip last week and spent one week in the amazing Panicale. We brought our toddler son and my mother and had the best experience in the town. Katia was so helpful and welcoming, and everyone in Panicale embraced us. We enjoyed every moment we spent there and cannot wait to plan an anniversary trip back. The home we stayed in was gorgeous and the terrace/yard was perfect for our son to run around in. We enjoyed meals and spending mornings at Aldo's cafe. Thank you for a wonderful time in this special place.

Fabulous house in the heart of the Umbrian countryside with a really lovely host.★ ★ ★ ★ ★My family and I stayed at Antico Tabaccio in July for a week and I could not recommend the house highly enough.
We are a family of 6 and we were joined by 2 other families. So there were in total 15 people in the house. Even with such a large group, the house easily accommodated us all. In fact, the rooms and living areas were so large it was at times hard to find the children ;-).The house itself was perfect for the warm weather with the downstairs comprising of a gigantic airy and cool kitchen and living area complete with vaulted ceilings and beautiful arches. Off this was a large ensuite bedroom which had the feeling of a separate apartment, perfect for those members of the traveling group who may favour a bit more privacy.
Upstairs, you'll find another lovely sitting room with television and stereo with ample seating for a large party of people. Off this area, all the bedrooms were generously proportioned and really well appointed with fabulous views over the beautiful countryside. There were more than enough bathrooms ensuring there were no squabbles as to who was next in ;-).
Outside, the garden doesn't disappoint either. The pool was large and really clean. There were loads of inflatables that kept the children entertained for hours. There were two shaded outdoor dining areas, one directly outside the glass double doors from the kitchen and another larger area away from the house with a huge table and loads of chairs. We favoured the latter area as it was larger and could accommodate us all. This also had a really good bbq. We spent many an enjoyable evening sitting and chatting here.
All in all, I would highly recommend the house for large groups as it has everything you need whilst still being in close proximity to the spectacular village of Panicale.
Finally a word on our host, Katia, It is rare that you would meet someone as genuinely warm, friendly and hospitable as Katia. From the moment she met us she could not have been more welcoming and immediately made us feel at home in the house. She was kind enough to reserve a table for us in Panicale for dinner and any minor issue we had was dealt with so courteously and happily that it really was a pleasure. Thank you, Katia, for making our stay so pleasant

An talian dream come true!★ ★ ★ ★ ★ It is hard to find the words to do justice to our wonderful stay at Villa Belvedere. We were lucky to spend 3 months here over the 2017 summer with our 2-year old daughter. Having day-dreamed of living in Italy for some years (we are from New Zealand) our stay was everything we could have hoped for and more – a true dream come true.
House: Villa Belvedere is perfection! The owners’ love for the house and Panicale is evident in every part of their home. It has been beautifully restored, is very clean and is fully equipped with everything needed, even for a long-term stay. A bottle of prosecco and bowl of fruit awaited us on arrival.
Inside, the house is a place of quiet comfort. A large open living area and dining area adjoin the well-placed kitchen area. There are 2 large comfortable bedrooms. A covered patio (accessed from the living area or master bedroom) is perfect for summer evenings outside.
The garden and pool allowed for many lazy days around the house and space for our toddler to play. The large shallow steps of the recently upgraded pool were a safe place for our daughter to splash about. The views from the Villa are spectacular. For a few weeks we had fire flies in the bottom of the garden!
My husband’s mother stayed with us for part of our visit and the upstairs apartment (with separate external access) was perfect for her. Like the house it is also beautifully restored, very clean and fully equipped.
Katia, who manages the property, is an absolute star! She is very warm, friendly and professional and was readily available to assist with any queries and help us make the most of our time in the area, letting us know about local events. Any issues (there were no major problems) were dealt with very promptly and respectfully. We will miss her and her beautiful family.
Village: Panicale, just over 1km from the house, is reached by a relatively easy walk along a track behind the house (or via the road), and is a real jewel. We explored other villages during our stay but never found anything to match its charm. We enjoyed mornings relaxing in the cafes in the square, watching the quiet village life go on around us. It is very convenient, with grocery shops, great restaurants, butchers etc. The locals are very welcoming and friendly.
Panicale and Villa Belvedere are well positioned for exploring Umbria and Tuscany (by car). Florence, Siena, Arezzo and Assisi can easily be visited in a day trip. We are so lucky to have found this...

KATIA does it again.. A beautiful villa that encompasses all of the wonders of Panicale and Umbria★ ★ ★ ★ ★ We use to own a home in Paciano and are very familiar with the area. Last year we rented a villa from Katia the manager and it was spectacular. The service, views, cleanliness,etc..All top notch. This year we decided to rent another from Katia in the town of Panicale, once again it did not disappoint. This villa was surrounded by acres and acres of sunflowers and fields of beautiful gardens. The house had many bedrooms with individual bathrooms. The rooms had great decor and updated furnishings. The kitchen had a dishwasher, big fridge, a great working island to cook on and spectacular big windows to look out at the views of the sunflowers. There was wifi for both upstairs and down that worked great. The downstairs was more of the gathering place with tons of sitting area and wide open spaces. The upstairs also had sitting area and gathering place. The house just has a great flow. The grounds were beautiful with herbs and fig trees along with a well maintained pool. As you sat in the pool or lounged out on the yard you could see the mountains of Umbria and Tuscany along with a view of the town of Panicale. At night it was quiet and a great view of the stars and moon. Just as peaceful as it could be.
The overall service that Katia provides was second to none. I owned a house in Paciano and understand what it takes to get such great management service of a property and Katia is the best. She was there whenever we had a question or a possible issue. She also made us her world famous Lasagna. If you are looking to book an apartment, villa or place to stay in this area you need to reach out to her. I would stay here again but if I would need something smaller or bigger I would call Katia to get you the right size place. We are already looking forward to booking our vacation for next year and staying here.

MAGICAL EXPERIENCE!
This year I stayed 5 weeks in Villa Il Giardino di San Michele, in the charming medieval hill town of Panicale. This wonderful apartment is inside the walled historic center, up on the 2nd level, just steps from the church. Beautiful apartment! I had family & friends visit... & had plenty of room. The beds were quite comfortable & there was great water pressure in the showers. We often enjoyed meals & just relaxing with a book & glass of delicious local wine out in the lovely garden.
Katia, Rental Manager Extraordinaire, is superb... making sure all is right in the apartment... as well as offering great suggestions on things to do & places to see. Katia & the friendly locals make you feel welcome. This enchanting hill town has 3 great restaurants, 2 bar/cafes, a bakery, butcher, small grocery stores... & a quaint piazza (plaza) where everyone gathers & spends time together. We're already planning our next vacation in Panicale... renting again from Katia, of course!
WONDERFUL MONTH IN UMBRIA!
We recently spent a month in fabulous Panicale, Umbria and can not wait to return there. This beautiful, authentic, ancient walled town in scenic Umbria overlooks one of Italy's largest lakes, Lake Tramiseno, providing breathtaking views from the hill-top upon which Panicale rests. The town boasts a rich history dating to Roman and Etruscan times. It overlooks the battlefield where Hannibal defeated Roman Legions. It has a gorgeous domed cathedral filled with art masterpieces, St. Michele the Archangelo. The church dates to the 12th Century, has its own resident saint entombed within. Another chapel has an original Perugino masterpiece; The Martydom of San Sebastian, painted in 1505 A.D. which is flanked by what is believed to be an early Raphael fresco. The town could easily be used as a Hollywood movie set for an idyllic medieval Italian village.
We stayed in Sogno Panicalese, a beautiful townhouse that is just steps from Piazza Umberto I, the town center where the locals and visitors gather to enjoy expresso's, wine and cheeses daily. We shopped daily in the local market operated by Linda and her daughter and got our morning bread in the local bakery just outside the walls. Our frequent trips to the butcher for meats never disappointed. We sipped coffee in the mornings with croissants or ham and eggs and vino in the evenings at Aldo's Bar, a lovely cafè in Piazza Umberto. Aldo and Danielle, the owners, were always welcoming and happy to serve us. Across the square was another lovely cafè and a gelato store operated by Vittorio and Patrizia, who also own an amazing restaurant just a few meters from the Piazza. Lillo Tatani Ristorante is a Michelin rated osteria that has to be one of the best restaurants in Umbria. We dined there several times and just could not believe how good everything was. We even took cooking lessons there which were great fun and one of the highlights of our month in Italy. Not to be out done, there are two other fabulous restaurants in Panicale, Masolino's and Osteria Il Gallo nel Pozzo. Both are outstanding, friendly, and provide culinary gems nightly. I can not emphasize enough how good all of these restaurant are.
Our fantastic month in Panicale was filled with day trips to many Tuscan and Umbrian towns, such as Assisi, Montefalco, Montepulciano, Montelcino, Perugia, Orvieto, Cortona, Castello del Lago and many more, all of which are within easy driving distance. We caught trains from Chiusi, a short distance away, to Rome and Florence.
I can not say enough about how great our stay in Panicale was. The culture, authenticity, friendliness of the townsfolk and people, food, wine and accommodations were all amazing. But I would be remiss if I did not laud Katia, who should be the real patron saint of Panicale. Katia was our property manager. She was the person we dealt with from the moment we first contacted her to inquire about renting a property in Panicale until we got on the train to leave at the end of our trip. Throughout the entire experience Katia was always there with a warm smile ready to help in any way. We came away knowing that we not only had a great person to help make our visit to Panicale memorable, but with a friend for life. This incredible trip was made so much better because of Katia. She is a pleasure to deal with and to know.
We can't wait to go back.

I recently stayed in Panicale at Il Podesta. I chose Panicale at random but was convinced to stay by the enthusiasm of Katia for the area. Katia has a great love of this area and it doesn't take long to realise why. The countryside is beautiful in that rural way that only a few countries have. I rode my road bike here and the rides are so scenic that I was stopping every 5 minutes to take photos. The little villages that are scattered around the Trasimeno lake are all beautiful in their own way, but the best for me was Panicale. It has such charm and it's obvious historic references as a walled centre. Best of all though are the people, all so friendly and all with a love the their own community. From Aldo and Dani and the staff in Bar del Gallo, Tara of Tara d'Castello the fantastic immobiliare who has such a good knowledge of the properties there, to Katia and Massimo who are such kind and wonderful representatives of the village. They, and it, make you feel so welcome, and the life is so relaxed, that it's hard to tear yourself away. Il Podesta itself is a great property to stay in, so central in the historic centre and a lovely balcony to enjoy the sun in. It has a good big bedroom with bathroom, and upstairs the lounge is large with a good kitchen, and another bathroom at the back. Well worth staying here, which I did for 4 months, so I got to know it very well. And Katia is around the village if you need anything, so it's good to have locals looking after you. I fell in love with Panicale and it's people, and I am sure you will too, its hard not to. Highly recommended property and community, perfetto!
It started with a dream. I fell in love with Panicale 12 years ago and moved here for a short time.
Lucky are the people who discover and get to stay in this wonderful place.
And I love Katia. She is also a dream. She is the best at taking care of you and making you comfortable, meeting your needs whether humble or grand. She will make them grand either way.

The house is extremely well appointed and will serve your every need. It's location is amazing, every morning I awoke to the fantastic panorama that just instinctively draws a contented smile from you. The grounds in which the property sits are enormous, full of olive trees and flora of all denominations. The scent of rosemary and sage wafts through the air periodically. Using the herbs from the garden for your own cooking is a real treat and there is also the bonus of helping yourself to the variety of produce from the vegetable garden at the top of the property. The marvellous restaurants in Panicale just 5 minutes walk provide world class cuisine and the most delightful local wines of which you can partake to your hearts content and not worry about a drive home. The restauranteurs will be more than happy to discuss the wines in detail and suggest the right combinations for your dish of choice.The surrounding area with Lake Trasimeno, Passignano, Paciano, Perugia, Assisi, Orvieto, Cortona Montepulciano and Arezzo all within 30-45 minutes. History, Art, Water sports, cycling, walking, golf at one of the several local courses are all on your doorstep. Should you wish you could quite easily hop on a train at Chiusi station just twenty minutes away and be in Rome an hour later. Whatever you choose to do you will receive a warm Italian welcome and receive superb customer service. None more so from Katia who will look after your every need in the most professional, discreet and courteous way. Nothing is too much trouble and she will help you resolve any problem big or small that you may encounter. My time here at Casa di Pan has been absolutely wonderful and unforgettable. I will not hesitate to return and experience this wonderful part of Italy again and especially the wonderful people I have met along the way. Truly memorable!!!!!

Sono stato un po' riluttante a scrivere questa recensione, perché quando ti capita di scoprire un posto meraviglioso, un pezzo di te vorrebbe tenerlo nascosto per preservarlo, proteggerlo. Ma poi il pensiero è svanito, Katia si merita tutta la verità e solo la verità!
Eravamo 19 persone, 10 adulti e 9 ragazzi tra 11 e 15 anni, gruppo collaudato proveniente da varie parti d'Italia, che ha trascorso 5 giorni a cavallo dell'ultimo dell'anno 2016.
La villa è bellissima vista da fuori e quando ci entri, e la vivi, è ancora più bella. Due ampi saloni che ci hanno consentito di vivere la vacanza in autonomia: i ragazzi al piano di sopra e gli adulti al piano di sotto. Spazio e luce a volontà, pulizia ovunque, cucina attrezzatissima anche per tante persone, riscaldamento al pavimento che ci ha tenuti caldi nonostante le temperature esterne molto basse, connessione wi-max per ogni piano, camino che con i giusti accorgimenti è rimasto accesso senza fare fumo per tutta la vacanza, camere da letto e bagni dalle ampie dimensioni. Insomma una casa veramente con tutti i confort che ci ha consentito anche con il suo ampio giardino di fare un barbecue, di fare una partita a rugby con i ragazzi e di festeggiare il nuovo anno con un piccolo spettacolo pirotecnico.
La villa rimarrà nei nostri cuori per sempre, ma anche il posto in cui si trova è veramente strategico. Siamo riusciti, facendo pochi km, a visitare il fantastico e vicinissimo borgo di Panicale, Castiglione del Lago, Città della Pieve e Montepulciano. Ma tutto ciò non basta per descrivere il tutto, a coronamento di questa già ideale situazione abbiamo conosciuto Katia, "la padrona di casa", che già dalle prime telefonate si è dimostrata gentilissima, disponibile e onesta. Al nostro arrivo ci ha fatto trovare vino, pane, pizza e dolci, un benvenuto caloroso che è stato apprezzato da tutta la comitiva. Insomma una persona squisita che è soltanto uno degli elementi che rende una vacanza alla villa ANTICO TABACCAIO, un momento indimenticabile. Ci torniamo, sicuro!

I visited Panicale several times before I decided to move to the village for a more permanent stay. I researched different locations in Italy but my heart always led me home to Panicale. I could write for years and not adequately describe Panicale and its residents. Everyone from Aldo and Danni at Bar Gallo to Linda at the delightful boutique grocery is kind and charming. Even though my Italian is currently nonexistent, I'm encouraged by all and applauded for my efforts.
I have rented long term a beautiful apartment that overlooks the mountains and olive groves. From my garden or living room window I watch a living changing work of art in nature, the beauty of Italy but especially this area is breathtaking.
The ultimate jewel in the crown of Panicale is Katia Mugetthi, the property manager for Ciao Trasimeno's properties. I first met Katia almost three years ago when I rented The Artist's House in the walled town of Panicale. Since then she has always handled my rental needs and indeed, found me my beautiful apartmento. Her attention to every detail, to the clients needs is amazing. Without her charm and charismatic personality, ciao trasimeno would not be the success it is today.
Renting a property , whether short or long term can only be a life altering experience when its done through the care and attention of Katia.

19 nights in Sogno Panicalese!
We love Italy, and have traveled through many regions. This time around, we wanted to have a truly local experience of living in a small, charming Medieval Umbrian hill town, to be a part of its day-to-day activities and live within its walls and its history.
After an exhaustive Internet search, and seeing the PBS broadcast “I’ll Have What Phil’s Having”, with Phil Rosenthal, I immediately knew that living within the ancient walls of Panicale for 19 nights in October/November 2016 was exactly where I wanted to be. Further research revealed that we could drive an hour in any direction and really get to appreciate and participate in life in Umbria: the people, art and architecture, the markets, olives, wines, pasta, grains, truffle hunting, beans, the weekend festivals, great food, chocolate in Perugia, the list goes on.
Under the attentive guidance of Katia, we knew that Sogno Panicalese was the right home-base for us. Katia is a native of Panicale, and excellent at her job. She knows everyone and everyone knows her. It’s the small things that make a big difference, and Katia was able to magically make things happen in the best possible way. During the planning stages of our trip to Panicale, Katia helped us arrange for our rental car in Castiglione del Lago upon our arrival by train from Firenze. Katia was concerned for our comfort and well-being, helped with our requests, and also respected our privacy. I foolishly left my newly purchased boots in my Firenze hotel room. Rather than jump back onto the train to return to Firenze to get the boots, Katia suggested a clever plan, and arranged for our hotel to ship the boots to her. A few days later, I had the boots. Katia arranged for a local lady to cook us a meal one night. What a feast!
Sogno Panicalese is art-filled, spacious and tastefully decorated in an eclectic style. The large windows in every room allow in plenty of light. The town is very quiet at night. The music system in the living room was excellent and easy to operate, with a selection of CD’s covering everything from Baroque, opera, jazz, blues and Italian folk music. The eat-in kitchen was well-equipped. The bathrooms were large and spotless, with lots of towels. The beds were comfortable, with plenty of fresh linens. The Wi-Fi worked well in the living room. The roof top terrace with spectacular views and a barbecue grill was a great place to relax with an aperitivo after a day of exploring the Umbrian countryside. The main piazza is just a few steps away from the house, where we enjoyed our espresso at Uncle Aldo’s Bar Gallo Café, and had marvelous dinners at Lillo Tatini, Osteria Il Gallo Nel Pozzo and Masolino restaurant. We shopped in the two local grocery stores, where we bought water, fruits and veggies, wine, general supplies, excellent cheeses, and local olive oil. Panicale has a fine butcher, a bakery, a pharmacy and a convenient bank and ATM.
Katia and her husband, Massimo, graciously hosted us and another couple from GB for dinner in her home with her family (including the precious children and their kitty cat). We had the best time, and Katia is an excellent cook!
During our last weekend in Panicale, the town hosted PanOlio, a well-organized village-wide event with tavernas located throughout the town, where we sampled days-old sharp green olive oil from local producers, locally made cheeses and pork products, and excellent wines. Many of those products are now being enjoyed in our own kitchen in New Jersey. It was the perfect send-off for us.
We hope to return to Panicale for a future visit. Thank you, Katia!

Panicale is a little piece of heaven in Umbria. We had the pleasure of staying in one of Katia's rental homes for a week (and it was no way long enough). We have stayed in many villages in Italy from Sicily to the Italian Alps, but by far this is our favorite. Katia is like your best friend from the moment you meet and if you need anything she is there to help (she even brought us tomatoes and fruit from her garden). We just fell in love with her and her family.
We were lucky to be there during their Wine festival and it was a weekend full of good wine, cheese, prosciutto, music and making friends. It is amazing that such a small village has everything you need, 2 small markets, a butcher (and yes the homemade lasagna is unbelievable) a bakery, several very good restaurants and Bar Gallo is definitely the meeting place.
We can't wait to go back and visit with our Italian friends.

We have traveled the world and finally found the one spot we love to return to. Panicale is that place. It is a special place for those who want to experience fully all that is good. Sightseeing, food, history, culture, it is all there within a short drive and in the village itself. We have never met a rental agent like Katia. She immediately became a friend. We've been treated always as friends and family, never simply as clients. She always made sure that the properties where we stayed were clean, comfortable, and well-equipped. We recently brought another couple with us for a two week stay and they fell in love with Panicale the minute we got there. I can't say enough about our attachment to this little village. We selfishly checked right after the recent earthquakes to make sure our special place hadn't been affected and were relieved to find every thing was fine there. We are already set up for our stay next year and it can't come soon enough.

We stayed at another wonderful villa for 3 years when the owners decided to actually live in their own home! How upsetting! LOL Katia, our dear, dear House Manager suggested a new place to stay. We stayed in the new villa immediately after the owner finalized all of his fresh aesthetic touches from a total renovation at a FABULOUS place! We stayed 10 days. The pictures don't even relate how wonderful the villa is portrayed! The luxurious touches are crazy! The solid wood doors, handles and door apparatus are modern, kitchen cupboards, appliances and appointments are divine! Bedrooms and baths are extremely well appointed. Furniture is not a hodge-podge like most places. This home was well thought out and they spared no expense, it just shows! Colors are soothing as well. Why do I share this with you? Because it feels like a soft, warm, welcoming place to forget everything so you can enjoy grass between your toes in the rare and fabulous backyard....the vista of the valley you can see.....the porches and outdoor settings you get to choose. Shall I say more? We already booked 3 weeks in 2017. Reserve a particular and delightful villa like no other in Panicale. If I could replicate this place in USA for a vacation place, I certainly would! Katia is as accommodating as can be!!! We love her and consider her family!

We stayed in a gorgeous villa in Umbria for 10 days during August. The weather, villa, local area and scenery was just amazing. We were 4 families staying in the best villa we have ever rented, sadly we were the last to stay there but loved every minute of our relaxing holiday. Katia was brilliant and very welcoming and helpful during our stay, we would all highly recommend her and hope next year she can find us another villa that is just as nice. All the children are still talking about the holiday and asking when they can return.

I have recently returned to Australia after spending two wonderful weeks in an Italian village called Panicale. Panicale with a population of approximately 500 people is situated on the border of Umbria and Tuscany and nestled high above Lake Trasimeno. This village is the ideal ‘base camp’ for day trips, I managed to visit Assisi, Cortona, Perugia, Montepulciano, and Castiglione del Largo (must mention the open air film theatre here – wonderful experience) and then have the luxury of returning to the peace and quiet of my apartment. I choose to stay at The Artisan’s House, a well-equipped and exceptionally comfortable apartment which was ideally situated with a short walk from the old gate and the car park area. The apartment overlooked a small, quite park outside the wall on one side and a lovely courtyard on the other - ideal for catching the prevailing breezes.
Equally, my location was only a short walk to the supermarket (small but packed with everything you need), and the Piazza. Just outside of the wall you will find all the essential services - hairdresser, baker, bank, pharmacy, post office and a doctor’s surgery. The Piazza area itself boasts three restaurants, several small shops and a tourist office. However, the centre piece must be Aldo’s bar which I refer to as the ‘international hub’ of Panicale –people from all walks of life and nationalities gather here for a morning coffee or an evening drink – some have chosen to relocate to this beautiful village, and others like myself, have chosen it as a holiday destination – all become part of the Panicale family at Aldo’s. Both Aldo and Daniela offer superb personal service – they optimize the friendliness that is the foundation of this village.
However, there is one special person that promotes – is the ultimate ambassador for Panicale and that is Katia. I was introduced to Katia by friends of mine here in Australia – regular visitors to the village – and her service did not disappoint. Katia helped me select an apartment - met me when I arrived from Rome at midnight and ensured I was settled returning the following day to introduce me to the village. This lady is the consummate master of client service – she provided advice on where to go – introduced me to people both within and outside of the village – included me in a wonderful evening of dining and wine in the vineyards with a fantastic group from the U.K. – introduced me to her parents her delightful husband Massimo and sons - and she kept in touch to make sure I was comfortable and enjoying my stay. Katia excels in her role as property manager – she effortless blends her professional and personal life – she is a real joy to be with and can but not earn the respect of both the owners of the properties she manages, and those of us that come to stay in her wonderful village. Thank you Katia for taking such good care of me – you radiate warmth and joy - I do hope I can return in the not too distant future.

Best Family Holiday ever - Thanks to Umbria and Katia
We were a party of 10 - two families - and stayed in a fabulous property that is sadly no longer available to rent (we were heartbroken to find this out as we were ready to re-book). I won't review the property then as there is little point but suffice to say it was the best place we have ever rented and at a great price too.
The holiday was made by the wonderful Umbrian weather, delightful towns, fabulous pool and the incomparable Katia. Customer service never comes better than this - supportive at all times yet unobtrusive; helpful, kind, a delight to talk to and a perfect hostess who did everything to make the holiday the success it was - before and during our stay. Ask Katia for something and it will be done, with a smile and to a level beyond your expectations. And we mustn't forget her lovely husband Massimo either!
So next year we hope to book with Ciao Trasimeno again - a different property sadly - but with Katia on the case we are certain she will find us another fantastic place to stay.

Just a perfect place for family and friends reunion★ ★ ★ ★ ★ We fell in love with Umbria and Panicale and we came back here for the third time.
The la Querciolana convent is a really beautiful place. We rented 3 apartments (connected by a deck) as well as the large apartment next to 13th Century monastery chapel in this former. Accommodation of 14 persons, 3 families with teenagers 13-19 was easy and comfortable. Everyone had his own privacy and terrace with great view was used as dining and meeting place. We were delighted with great swimming pool facilities. Apartments have well equipped kitchens
Owner Maria Louisa greeted us with a delicious crostata and bottles of wines upon our arrival. The Carra family were all time around but very discreet. gracious hosting made our trip delightful.
Katia, professional property manager is the best in her role. She checked in very discreet way whether we needed any help and she has always delivered solutions quickly, including feeding 14 hungry people with lasagna. She is more than manager she is sweet heart women who made our holidays time a pure leisure.
Panicale a small and delightful walled village hill top village with a few great restaurants is 15 min walk from place. There are plenty of great places around within 1 h drive or less.
We will be back there for sure!

All our company note generous meeting with red wine's bottle, berrie's pie and pastry. We were glad to be accomodated by not indifferent Katie, who organised open-armed welcome and kindly explained us how to use all conveniences. Among them are two TV-sets, Marshall Stanmore, two refrigerators and blowers in each room. Some words about rooms - all of them are spacious, homely and comfortable, with all the necessaries,such as clean linen and personal towels,tooth paste and shower gels. What's more, all rooms were equipped with aromatic candles.House impressed us by high quality repairs and novelty of furniture,indicating about tastefulness. Special attention is given to recreation area - big and deep pool, several comfortable plank beds for sunbathing and umbrellas. More than that we were glad to find out that Panicale not so far from villa,so it takes you nearly 20 minutes to go there on foot.
To conclude we must say that this place has the most beatiful surrounding we have ever seen, and we wish everybody to use the hospitality of this charming luxurious country residence and plan your next vacation here. You will not be disappointed, noway! We also want to come back soon and plunge into the atmosphere of enchanting holiday right here!

Katia and Massimo are not only wonderful hosts, they have become friends. Always ready to help, if need be, and fun to visit with. The apartment is always warm and welcoming upon our arrival each year, and has everything we need to relax, entertain friends, or just sit by the fire with a good book and a glass of local wine.
We love Panicale and the entire Trasimeno area. We recommend having a car, but there is a local bus, too. Panicale has all you could want in a small hill town..and all within easy walking distance. It is a small but well appointed town.
There are bars, restaurants, markets, a bakery, butcher, gift store... important art and really great people!
We can't wait to return to the Artisan's House.. and see our friends, hear the birds and bells, eat fantastic seasonal food...and sip the best Umbrian wines! A presto, Panicale!

Delightful apartment in Panicale★ ★ ★ ★ ★ Il Podesta is so charming, almost as charming as the wonderful village of Panicale. The apartment is well maintained and equipped. Comfortable bed with a lovely balcony off the living room, great place for coffee or a glass of wine. This was our 5th visit to Panicale and being in the walls of the old city in such a beautiful place really makes the visit complete. A week is not enough to enjoy the town and the proximity to Tuscany and Umbrian highlights. We would definitely stay at Il Podesta again. And of course we plan to keep returning to this delightful town with its wonderful people, restaurants and shop owners.

OUR HOME AWAY FROM HOME.....PANICALE , It has a big heart!★ ★ ★ ★ ★ Katia greeted us with the key to Ill Rosetto, the flat we would be staying at for our return and extended stay in Panicale. Katia is the excellent manager of this and several rental properties in Panicale, and since this was our first stay at Il Rosetto she wanted to show us around the kitchen, and laundry, etc. She is always so helpful and welcoming, no wonder we feel so at home here !
Il Rosetto is in town ,close to all the restaurants, shops and Bar Gallo, just steps outside the main piazza. Every morning, after a comfortable nights sleep at Il Rosetto, James and I go to Bar Gallo where we are greeted by owners Aldo & Daniela with a "ciao" or "buongiorno!" then we order cappuccino. A great way to start a day . Often, since we art artists, we spend at least part of the day at our easels, often we make lunch here in the nice kitchen, or sometimes over at Bar Gallo. There are times we will go for day trips and since the location of Panicale is so well situated that places like, Montepulciano, Assisi, Cortona, Orvieto,Deruta, Bevagna, Siena, and Pienza, and others are close enough for a lunch destination......along with looking at art, and so on.
Since we love to cook ( and eat) what better place than Italy. Here in Panicale we can do most of our marketing right within the walls of the village. The store owners are helpful and kind and patient with our, or at least my elementary Italian! We cook and eat what is in season here . The kitchen at Il Rosetto works for us and is well equipped. Out in the garden here there is an enormous rosemary and sage, we also went to the nearby greenhouse and planed pots of herbs and flowers. When we arrived we found that Katia had already planted a number of flowers for us to enjoy. Also, there is an outdoor grill, which we often used, as well as entertained in the garden. Fun!
I must mention Katia, who is terrific, I cannot tell you how she has welcomed us into her beautiful village of Panicale. She, and her husband, Massimo, are the best. Since they live in Panicale they know just about everyone and if there is something you need they can direct you. Katia has introduced us to so many people that are now our friends, we count Katia & Massimo as our friends as well. ....one of the many reasons we return to Panicale year after year.

Wonderful location, beautiful house, great manager★ ★ ★ ★ ★ Truly beautiful house in a great location.
The house was perfect for a stay of 2 families with children. We have visited it in July. If you are looking for a classic italian style house - that's what you're looking for.
House and the owner's area is very big. It's well equipped and clean. The garden with large pool is also great.
The location is great if you want to discover main Italy's cities like: Rome, Florence, Sienna (most of them are 2 hours away by car). Even Venice is 4-5 hours away.
You will find 4 restaurants and one grocery shop in Panicale and some supermarkets in cities nearby (15 minutes by car from the house).
What I cannot forget to mention is the manager - Katia is a really wonderful person - very helpful and taking care of. On the first night (Sunday night), when our daughter had a small accident and needed medical intervention - she and her husband took us to hospital and helped with everything. Katia thanks for everything one more time :)
Anyway - we highly recommend the house, location and the manager. Have fun as all 7 of us did.

First off the pictures do not do it justice. When we arrived with my family of 10 people they were all astonished of the grounds and the beauty. We just had sold our home down the road in Paciano and no the area well. So we were looking for something close by to this location. In all my years I would pass by the horse farm but never did see this villa.. It is so perfectly secluded but close to everything. So we meet Katia down the road at the town of Paciano and she brings us to the villa. First off Katia is TOP NOTCH when it comes to SERVICE and attentiveness. I probably would not have sold my home if I had someone like Katia to look after it and manage. The best!!!
So back to the Villa.. The grounds are laced with all kinds of fruit trees, Herbs,etc.. The rosemary and lavender bushes were huge and were great to cut and put in the rooms for fresh scents. The main house which is the meeting area is great for all to gather. Nice ambience and space. The big table fits 10-12 comfortable. The kitchen was great BUT could use some better cookware and knives. The pizza oven we never got to use.
Katia left us with fresh fruit, great wine that is made their on the premise with the grapes of the villa, and some treats in the fridge. Each bedroom was an independent suite with its own full bath. ALL VERY NICELY appointed and new! Each room had great wifi and lighting. The rooms were on all sides of the house and it was fun to see which one each would pick depending on views and sunsets. The grass and overall grounds to relax were immaculate and well maintained. We loved being out late at night drinking wine under the stars or going down to the pool area.. There is literally NOTHING bad to say about our stay here.. I travel the world and live in hotels, homes and b&b's .. This villa is top notch along with top notch service and care. We will be staying there next year and just looking to nail down the dates we are going.. BRAVO !!!!!!!!!!!!!!!

Best time at the Villa Antico Tabaccaio★ ★ ★ ★ ★ We just spent a fabulous vacation with several friends at the villa. The beauty of this quaint village in Umbria is beyond words. We explored the surrounding villages, took the train to Florence and Rome, took the ferry to Isola Maggiore, and enjoyed the tranquility of this unspoiled region of Italy. Our accommodations were spacious and comfortable. Katia opened the pool for us even though it was early in the season. Let me say something about Katia -- she is truly a national treasure! She anticipated our needs and responded to any requests immediately. She, and her husband, Massimo, were warm, gracious and always available to us. Gracie motto, Katia. We had a wonderful 10 day stay at the villa as a group of 7. The location was great, nestled in fields of wheat, grapes, and apple trees. Very private and quiet, yet close to the towns of Panicale and Paciano. Katia was a great caretaker and facilitator, arranging car rentals, meetings with local artists, a visit to a vineyard, recommending restaurants, and an always available source of info. She was invaluable!

We celebrated our 50th wedding anniversary with our two daughters and son-in-laws at Sogno Panicalese. The town home was ideal for the three couples, each with a separate bathroom. The view from the two upstairs bathrooms was exceptional overlooking the beautiful countryside. Although we ate many meals out, the kitchen was extremely well equipped (except we needed a large coffeemaker for the six of us) which Katia kindly lent us. The bedding was comfortable and the living space definitely adequate. This is our second trip to Panicale - we were there last August and planned our return trip at that time. We love the in-town market and the restaurants, in particular Masolino and Bar Gallo. At the end of three weeks, we felt like locals! Katia is endearing and ever helpful. We love her. We love Panicale. We love Italy!!!!

Il Roseto- Panicale-Lake Trasimeno
Last summer, my wife and I decided to spend the winter in a typical Umbrian hill town. We had the thought that the overwhelming majority of visitors would travel to the region in the spring or summer, but that it would be more of a test to give it a try in the depths of winter. We came across the village of Panicale, showcased on the Ciao Trasimeno website and it proved to be an inspired choice.
We arrived at the beginning of November and took up residence in Il Roseto, conveniently located right outside the walls of this outstanding village. This property is perfectly positioned right outside the walls of the village and outside, the property has a large and pleasingly private garden, with a table and 4 chairs which was ideal for lunchtime. We also enjoyed it at night when the stars came out to offer a spectacular display overhead.
Overall then, Il Roseto proved to be a terrific place for us to stay, containing all of the features I've described and also superbly situated just outside the walls of the brilliant village of Panicale, which besides being magnificently well preserved also contains 3 really fine restaurants, some shops, a pharmacy, a theatre, a post office, a doctor's surgery and a bank. From its significantly elevated position there are breathtaking views towards Lake Trasimeno on one side and a lush valley on the other, with mountains in the distance. On top of that, it's perfectly positioned to visit anywhere in Umbria or Tuscany, as well as Rome too.
Nevertheless, in spite of all of those undoubted attributes I would unhesitatingly agree with practical everybody else who has ever had the pleasure of staying here, in that the jewel in the crown is the property manager Katia Mughetti. Look through the Ciao Trasimeno website and you'll find a never ending list of glowing testaments to her attention to detail, genuine concern for her guests and her all-round warmth and infectious personality. She's always there whenever you need anything and yet never too obtrusive. We both really looked forward to her every visit, when she was checking that everything was to our satisfaction. She could arrange anything and find a way around any pitfall it seemed. Whatever one suddenly decided was needed, if she didn't have it herself then she could always come up with a relative or friend who might have the answer. Panicale was really good for us, but Katia is unforgettable, along with her husband Massimo and the rest of her family, who we had the pleasure of visiting in their home on several occasions.
Panicale is a great place to experience be assured. The village is everything I've described but its people are what you'll remember long after your stay has ended as well.
Fantastic place to "live" in Panicale
"Il Roseto" was the perfect place for us to stay on our quest to live like "locals" in an Italian village. We stayed for almost 3 months Aug til end of Oct this year. We booked this through Katia Mughetti who manages this and other appts in Panicale. Katia is really helpful, full of enthusiasm and makes you feel very welcome. She was very helpful whne we had some "official" issues to deal with .She invited us to dinner at her home several times with her husband Massimo, who is also great , and their lovely cheeky boys. The apartment is an old storage/ chicken coop, beautifully renovated and well equipped , spacious even for 4 . Wifi is quite good, modem needs to be located just outside the front door. Be aware that the second bedroom has single beds. The garden is very large and gorgeous on sunny days . My only advice is that their is a mosquito/insect problem in towns near Lake Trasimeno, so bring / buy as much repellent as you can, you will need it in summer months. The kitchen has everything, stove,microwave, large fridge. Washing machine , but no dryer, although large laundry to air dry clothes in summer. It is only about 20 steps out the door through Porto Umberto into the main Piazza. There are lovely cafes ,restaurants and a few small shops in Panicale. A men's and woman's hairdresser, pharmacy, 2 small supermarkets, gorgeous little theatre , and lots always going on. Fabulous stay in this apartment and I recommend booking this or any of Katia's other appts.

You Will Love Panicale! ★ ★ ★ ★ ★
We love the charming hill town of Panicale -- its people, its wonderful restaurants, its cleanliness, its spectacular views of the valley and Lake Trasimeno, and its proximity to both Umbria and Tuscany. Thanks to an article in "Food and Wine" magazine about chef "mama" at Masolino's Ristorante located in the town square, our interest in Panicale developed. In our search for renting an apartment within the gates of the walled town, we discovered Katia and the love of her hometown. She worked with us with timely communication in finding The Artisian's House for the two of us. She made us feel so welcome upon our arrival and during our stay and was there when needed. Katia is a very special lady as is her family. We left after two weeks with a saddened heart as we loved our time in Panicale and driving to so many hill towns in Tuscany and east into Umbria. We will return in April 2016 with our family to celebrate our 50th wedding anniversary. Katia located a larger apartment for us within the walls and we can't wait to return. Our love of Italy has grown, with this being our 8th trip but the first to Panicale and Umbria. Thanks to Katia for helping to make it so special!
Idyllic holiday in Umbria-Villa Gli Olivi
Set on an Umbrian hill, we recently stayed in this wonderful Umbrian farmhouse and enjoyed a fabulous 10 day stay. From the moment we drove through the gates we knew we had definitely made the right choice. As a party of 3 families and 15 people ranging in age from 5 - 75, Vill Gli Olivi was able to offer us all everything we wanted. The expansive and immaculately maintained gardens offered both shade and sanctuary from the 40c heat whilst the pool and surrounding area allowed our children to enjoy themselves fully. The large farmhouse offers a massive living space including a huge dining area that easily held the 15 of us although we largely ate meals on the terrace under a huge umbrella enjoying the fantastic views. The large bedrooms are all ensuite and of a high standard, as was the rest of the villa, more than matching our expectations. Quite simply a brilliant place for a family holiday
Our host Katia was exceptional,as was Mario who was responsible for the garden and maintaining the villa, they could not have been more helpful,, sorting out minor issue quickly and with a warm smile. Katia, as she had been from our first email exchange, was enthusiastic, knowledgeable and clearly wanted to ensure we had the best time - nothing was to much trouble and her unrivalled knowledge of the lago tresimeno area was a huge help - from hiring bikes through to recommending some wonderful restaurants. We will definitely use Katia again!
I would highly recommend both Katia and this Villa for anyone looking for a quiet location to enjoy a fabulous holiday as part of a large group or extended family holiday"
VILLA BEL POSTO
A beautiful villa with a stunning view and an aura of tranquility that ensured all of us relaxed completely the moment we arrived. At the end of day one we had spotted several lizards in the multi level gardens, and a humming bird hovering at a flower on one of the outside dining tables. That night, and many after, we ate outside enjoying the view of the sun setting over Umbria, and the clear sky which was perfect for star spotting. The rooms are generous with all the necessary furniture and kitchen kit. It is hard to put into words the beauty of this place simply by describing the amenities. So I will just say that we wanted for nothing, the villa and garden are a joy to spend time in and that I would recommend it to anyone (with the slight tinge of regret that there might not be room for us next time!). Katia goes out of her way to be extremely helpful and attentive. The place, and it's people, both at the villa and in Panicale, will ensure your holiday is spectacular.

Just returned from a wonderful 11 days at this beautiful villa in the town of Panicale along with wife and 4 friends all over the age of 57. Our second stay at this house was every bit as great as our first 9 years ago. Katia took care of all of our needs from arranging an exquisite meal cooked by a local grandmother (more on that later) to meeting us with the keys when we arrived to helping us with the washer and dryer when the instructions went missing. The house itself has three bedrooms, two being queen beds and the other being two twins that are more for kids/teens but usable for adults. There are three-and-a-half bathrooms which are more than enough. Please note that if you have elderly or very young children there are a lot of stairs but they lead from one useful floor to another. Description: Ground floor is entry way and first bedroom with bathroom and shower attached. Staircase into basement which goes back to 14th century is also here. Basement has laundry area, boiler for hot water and is not a "living" space. First floor is the living room, dining room and extremely large and well-stocked kitchen along with a half-bathroom. Second floor has two bathrooms, one with tub, the other with separate tub and shower areas along with a queen bedroom, quite large, and the twin bedroom, a bit tighter but still functional. Third floor is the amazing rooftop terrace overlooking the Umbrian countryside and the red-tiled rooftops of the town. There are far worse things to do than sit up here with your coffee in the morning or your wine and cheese in the evenings. All of us were commenting on how hard going back to reality would be after this.
Katia arranged for a local grandma to come on our last night to cook a real Italian from-scratch meal for the six of us. We watched her and her assistant spend hours preparing pasta from the egg and flour, kneading for an eternity, rolling until perfectly consistent and smooth, cutting it into perfect strips. The only problem was that we did this the last night and should have done it earlier so we could have eaten all the leftovers. There was enough food for at least one more complete meal for all of us. Greatest, freshest meal I have ever eaten.

Our two week stay in Panicale at Il Podesta
It was the perfect Umbrian adventure. We found the listing on www.VRBO.com and were pleasantly surprised to "meet" Katia prior to our arrival through many emails. Coming from a two week hiking trip in Ireland, Italy was our reward with pasta and gelato everyday. Katia provided all the help we needed to arrange our arrival by car from Rome.
Like spokes of a wheel daily outings to nearby towns of Assisi, Montepulciano, Orvieto, Deruta, Todi,Terni,Siena and more were so easy from Panicale! Coming "home" each day to Il Podesta was relaxing with anything we needed within a minute's walk to the piazza.
We especially loved the terrace where swallows serenaded our mornings and evenings with views of the Umbrian hills. Sunsets were exquisite! As a watercolor painter, it was an inspiring place to sketch and paint the scenes of picturesque Panicale.
It still amazes me that there are five restaurants (all wonderful!)and three groceries in Panicale. Aldo's restaurant was the meeting place for residents and tourists alike daily always making us feel welcome!
Panicale in the heart of Umbria truly is a magical place providing everything we had hoped to experience on our Italian journey. Grazie mille, Katia and Aldo for Il Podesta!

Well, here we are again! Another wonderful 2 months staying in 'The Artisan's House'! This is our third year in this lovely apartment. Our fifth year in Panicale, and not the last. We feel so lucky to come back to 'our second home' here in Umbria.
And it does feel like home…This apartment has all you need to become a real part of the village. We enjoyed entertaining friends on many occasions. It was fun cooking and setting the table with plates, glasses, flowers, etc. Good times had by all!
The location of the apartment is less than a minutes walk to the main piazza where you will find everything from an espresso to gifts for folks back home. Markets, bakery, bars, fabulous restaurants, gift shop, butcher…even a barber and hairdresser! Panicale has all you can ask for…including spectacular views of Lago Trasimeno.
The location of the town could not be better…Away from it all, yet conveniently close to Chiusi train station. You can be in Florence or Rome in about an hour and a half. We do recommend a car, though…there is so much to see within an hour's drive.
Our wonderful hostess, Katia, has become a friend over the years we have visited. She is always ready to help answer questions about the town and surrounding area. She knows everything about the area, and takes pride in her region. She is super easy to work with, and we have never had a problem with her as a property manager. She is the best. Her english is great, too, which is always helpful!
We have had many special times here in Panicale, and we will return as soon as we can. Thumbs way up for both 'The Artisan's House' and Katia!!

“5th time in Panicale/bel Posto”
This spring we stayed for the 5th time the month of may in Bel Posto/Paradiso in Panicale. Every time we return we get big hugs of the people in the village. They are really happy that you love their village as much as they do and make you feel at home. And when we leave Katia almost cries.
The Villa Bel Posto has according to us the best view on the Trasimeno lake. Unfortunately may is to cold to use the swimminpool but the last day the pool was opened! It is a large swimmingpool with even a diving possibility.
Next spring we will be back! Or maybe before.

we spent a week with 12 friends [6 dutch couples between 58 and 75] in Antico Tabaccaio; with it's 7 sleepingrooms and 5 bathrooms it is very comfortable. We did not use the nice livingroom on the first floor because of beautiful weather the whole week! So we ate all the meals outside on the covered porch with wonderful view on Paciano and Panicale and every evening a beautiful sunset during dinner. The kitchen is very well equiped. The large swimmingpool was used a lot. In the nearby villages we could by good food: like lasagna from the butcher in Panicale or arristo from the butcher in Paciano. And last but not least perfect pizza's from l'oca bruciata in Paciano. Katia surprised us the first day with delicious canneloni, grilled vegetables, red wine from nearby winery Querciolana and a fruitcake. She also had the BBQ prepared! We had a wine-tasting at the Querciolana. We visited Perugia with a guide [www.todiguide.it] as well as Cortona [www.omniaguide.com]. The owner of Antico Sipario, Claudio, is a guide and he explained us the history of mediëval Paciano and showed us beautiful paintings that are normally 'hidden'. In Panicale and in Perugia [collegio del cambio] we saw the paintings of Perugino; and in the church of Panicale the paintings of Masolino and Caporali. We made two walks of almost 3 hours in the hills above the villages, with beautiful views. These hills are very well suited for mountainbikers. Nearby Cortona we also visited the Celle of Franciscus and a famous sculpturist, Andrea Roggi. Panicale is the ideal place from where you can visit within one hour places like Montepulciano, Cortona, Assisi, Perugia, Orvieto, etc. and return late afternoon to the quiet landscape above lake Trasimeno. Above all the people of Panicale make you feel at home; Katia, Linda [Conad shop], Aldo [bar Gallo] and all the others!
We will certainly come back!
Il Roseto: Panicale
We doubt that you could find a more perfect place to rent in Panicale. We stayed five weeks at Il Roseto and the house and garden were a total joy.
The web site photos are a little misleading; this is a large apartment.The location of the village is ideal for travelling to the many places of interest, the location of the apartment is ideal for staying in the village.
The word is out on Il Roseto; it is a much sought after long term holiday let so plan well in advance.
Everything others say about Katia is true, she is a 'living treasure.'
“what a view”
We visited the villa with friends who had 3 teens and a baby. We have a baby and a 4 and 6 years old. Perfect location for us!
We had a great stay at Panicale in casa bel posto. The villa is located on the top of a hill with an amazing view towards the lake of trasimeno. Everytime stunning again. The appartments are well equiped and comfortable. Only thing missing in the small appartment was a musquito protection for the windows. The swimmingpool is so big and relaxing. very nice for the kids. The garden around is very wide, we even hadn't the time to discover all.
Panicale is a lovely town with so kind and friendly open and warm people. Panicale is very well situated to visited easily lot's of towns in umbrie and toscane. The ideal base to discover Italy. We will definately go back there. Much more to do than we could have done in these 2 weeks.
And than Katia, she is better than you can ever dream. So is so kind always there if you need her. Gives advice for trips, neighbourhood. If something is missing she will take care of it within no time. She doesn't push at all. If you dont need her she's not bothering you. She is so happy to help you out with no matter what. You should be able to take her on all your holidays.. Top! Thanks for everything!!!
Villa Il Fosolo
Somos dos familias españolas que hemos estado veraneando durante las dos últimas semanas de agosto en la finca Il Fosolo cercana a la localidad de Piegaro. Antes de nada dar las gracias a Katiuscia por lo fantásticamente bien que se ha portado con nosotros. No solo ha sido amable y simpática sino que se ha volcado con nosotros desde nuestra llegada haciéndonos la estancia mucho mas apacible. Ahí estuvo a nuestro lado cada vez que lo necesitamos. En cuanto a la villa Il Fosolo decir que es ideal para familias. Ubicada en un entorno incomparable rodeada de bosques de robles y montañas absolutamente verdes. La casa es amplia, luminosa y los dormitorios son grandes y están habilitados con su correspondiente cuarto de baño. Los electrodomésticos están limpios y el frigorífico es de doble puerta. La dueña, que se llama Carla, es una mujer culta y simpática, amante de los animales. Habla inglés y chapurrea bien el español. Si os gusta el campo y sois curi osos podréis observar infinidad de animales, desde jabalíes hasta liebres pasando por erizos, zorros, tarántulas, escorpiones, escolopendras, sapos y mas. La finca (que tiene una zona de pradera inmensa y una piscina estupenda) está a pocos kms de Perugia y son accesibles tanto el lago Trasimeno (zona preciosa)como Siena, Florencia y Roma. Los lugareños son tremendamente accesibles y los supermercados de alrededor están bien surtidos. Os lo recomendamos de corazón. Ciao Jos
Come and stay in Panicale!, you will not regret it, I certainly didn't! !
My fifth trip to Italy and one filled with the magic of Panicale! What a beautiful village in Umbria, the villa I rented Casa de Sartos was wonderful. The fields were filled with miles of sun flowers that shimmered in the Italian summer sun. The villa was great and very comfortable, staying in a place that has such history was amazing; the entire town is breathtaking! Bring your camera and lots of photo cards, there are bella vistas everywhere.
The people of Panicale are amongst the most friendly I have ever met : Aldo and the lovely Danilla who own Bar Gallo, Linda who is warm and hand selects your fruits to the kind staff at the local post card store who ordered a photo memory for me. The gentleman who rented me an automatic smart car so I could drive the mountains of Umbria and Tuscany was a life saver.
Umbria and Tuscany are sheer magic and so beautiful you will never want to leave. But the best thing and the greatest asset you will find is Katia! She is the kindest property manager ever with the smile of a medieval madonna.
Come and stay in Panicale!, you will not regret it, I certainly didn't! !
"Perfect for a family holiday”
La Querciolana, a converted convent with lovely mediaeval stone buildings, comprises five suites, all of which we booked for our 17-member extended family group. Three of the suites, sleeping four each, are in a row with a common veranda/terrace, & are suitable for up to three groups of family or friends. The other two, sleeping respectively five & two or three, are at a short distance, also from each other, & could be booked independently.
Furniture & fittings, including kitchens, are all fine, & every suite was spotlessly clean when we moved in.
The property is five minutes' drive from Panicale, a delightful walled village, where basic necessities can be bought. A wider range of foodstuffs &c. is available in Chiusi or Tavernelle, 20--30 minutes' drive away. La Querciolana has its own vineyard, & its very drinkable wine is on sale, at reasonable rates, to guests & others.
Nonna Luisa & her son Guelfo were charming & non-intrusive hosts. Guelfo speaks a little English, & Nonna Luisa will cook dinner for up to 20 given a day's notice.
Altogether, if you're thinking of a family holiday in the hills of Umbria, half an hour's drive from Lake Trasimene, I don't see that you could do better than La Querciolana.
“Simple Elegance” Villa Il Giardino

Fireflies, jasmine air, swallow songs, pasta and pizza smells, cactus blooms, quiet time, multi colored brick and stone walls, tiny markets, local wine, young and old olive groves, miles of sunflowers, every kind of cheese, gelato every day, afternoon swimming, cobble stone streets, wise town elders on their bench, gorgeous lace, colorful ceramics, magnificent manager and that's just the beginning.
An AMAZING HOLIDAY IN PANICALE!!
We could not have had a better trip to Italy. My husband and I stayed at the Sogno Panicalese with our 2 teenage daughters and we all had a great time. The trip to Panicale from the Rome airport was very easy. We took a train to Chiusi and rented a car and drove the 20 minute trip to Panicale. The village was gorgeous and the townhome was more than accommodating. The photos on the website cannot fully capture the luxuriousness of the townhome or the spectacular views. The views were truly breathtaking. The townhome was clean, spacious and had every amenity that was listed. We used the kitchen often and cooked fabulous meals with the local ingredients bought right in town.
The people in the town, shops and restaurants were all very welcoming and friendly. We stayed a full 3 weeks and felt part of the community. The manager of the property became a friend and was always helpful and eager to answer every question. It was comforting to know she was moments away should we have needed any help.
Panicale is a fascinating town and we spent days walking and exploring. We also traveled very easily by car to nearby towns: Perugia, Deruta, Castiglione Del Lago, Cortona, Montepulciano, Pienza and other towns in Umbria and Tuscany. Panicale was perfectly located for sightseeing in the entire area. We also easily took the train up to Florence a couple of days. The townhome was very comfortable and easy to live in. It was as comfortable as our own home. Our daughters could walk anywhere in the village and spend time by themselves around town and in the cafes. We all especially loved Danielle and Aldo's bar, where we spent a lot of time, especially our daughters who hung out drinking cappuccino and using the free wifi! Aldo was very generous and hospitable. His bruschetta was absolutely the best! We had our last meal of our stay in Panicale at the restaurant Masolino which was truly special. We also loved the restaurant Pelicano which was right outside Panicale and served the best piz za we ever ate!
Panicale is a magical place. It is hard to express how beautiful it is. The Sogno Panicalese is luxurious and extremely comfortable. We had enough time that we could spend days wandering around Panicale and relaxing at the townhome. When we were on-the-go traveling, it was a great home to come back to. We spent hours on the rooftop taking in the view and enjoying our time. It was truly like a dream. It was our good fortune to have found it. Thank you!
The best vacation I've ever had!!!
We met beautiful Katia, the manager, in the charming village of Panicale. Above our heads were barn swallows wooshing around making soft singing noises. I was hooked!
After following her a short distance out of town we turned down a road to the villa that was lined with beautiful olive trees. Before ever walking into the house we knew we'd made the right choice. It was in the perfect setting.
The interior was decorated very tastefully and the views from the house were gorgeous. We cooked 11 of our 14 dinners there. And we bought all the ingredients from the local market or butcher. Almost everyday we enjoyed a gelato in the village or we watched the world cup with the locals.
We had a wonderful time there. I'm 56 and I travel alot and this is the best vacation I've ever had.
Il Podesta in Panicale
A wonderful week in June. The view from the balcony was great. The apartment was just off the piazza with the best views, and handy to the bar and cafes. Aldo and Daniele treated me like a true guest. The people at the bar invited me to join them at their tables on several occasions. Katia was really amazing, inviting me on 4 excursions since I did not have a car. She even took me to the Spello flower festival with her family, and picked me up and dropped me off at the train station. The place was stocked with a big bowl of delicious fruit, great wine, even paper towels and washing detergent. Massolinos had a fantastic wine dinner. The Bar Gallo had the best chocolate gelato in Italy, and a great bruschetta. I will definitely rent from Katia next time.
Our holiday in Panicale
Il Roseto in Panicale was perfect for my husband and myself. The main bedroom was very comfortable, as well as the rest of the small apartment. Great access to the small Village of Panicale. ( out the front door and around the corner). Katia was fantastic. catered to our every need. She is a great ambassador for Panicale. She even had us to an authentic Umbrian dinner at her home with other new friends from Holland and England. Her husband, Massimo, a local policeman, picked us up and transported us to and from their home. Katia is a fabulous cook. My husband promises to return for Katia's pasta! Next time lasagne! Panicale is a very special place. Galo's bar was perfect for Morning coffee, a light tuna and bean salad for lunch, and a glass of wine in the late afternoon. Our trip continued to Rome, Sicily and Malta, but our best meals were in restaurants in Panicale. There is a saying "it takes a Village", but Panicale "gives a Village"! We hope to return someday.

Our second experience in Panicale
This was our second visit to Panicale. For a delightful two weeks, we stayed at Il Podesta; a sweet apartment that had everything we needed including a terrace that looked out over the hills and valleys beyond Panicale. Mornings and evenings were delightful, sitting on the terrace listening to the birds, the roosters, the sheep and the occasional coo coo. Katia was so welcoming and made sure we were comfortable.
Every day was a new experience..the Wednesday market at Castiglione del Lago, day trips to Cortona, Pienza, Todi, Montefalco, Foligno, Deruta, Citta della Pieve, walks to Paciano, drives around Lago Trasimeno and the surrounding countryside. And, of course, the amazing food and wine! Ah the memories... morning cappucino at Aldo and Daniela's Bar Gallo, visits to Yolanda's and Linda's markets, sumptuous dinners at Masolino's and Il Pozzo nel Gallo...all within the walls of beautiful Panicale.

Review #8533363 Ten Days in Umbria
We are a group of 4 couples in our mid-sixties from the US. We were looking for a 4 bedroom/4 bath rental in Umbria close to a small town and within driving distance to many of the hill towns. We spent 9 nights at Podere Molinaccio. The farmhouse was beautifully restored, very spacious and met our every need. It was even nicer than it appeared in the pictures. Panicale was a 5 minute drive. The town had everything we needed - a well stocked grocery, a butcher shop, a few restaurants and lots of charm. We enjoyed shopping, eating and spending time in the piazza. We felt we knew everyone after a few visits. Katia was our contact for the property. From the 1st inquiry, she was very attentive to all our questions. She's a Panicale native and was full of all kinds of knowledge and information. It was wonderful to meet her after many months of corresponding by email. She is a vivacious, caring person who is excellent at her job. She was willing to help with any request but also respected our privacy. Chiara, the owner, was there when we arrived and welcomed us with a snack. She offered us espresso each day as we left for our excursions. We enjoyed the farmer's market in nearby Tavernelle. Everything looked so appetizing and we bought lots of fresh fruit. We spent most days visiting area hill towns. Each place offered a unique experience. Gubbio and Orvieto were our favorites. We also enjoyed Bevagna, Assisi and Castiglione del Lago. One of the highlights of our stay was when Nonna Rosanna came to the farmhouse to cook dinner for us. She showed up with her 3 foot rolling pin and made homemade pasta among many other delicious dishes. It was an experience not to be missed. We also had dinner at Katia's home and drinks and snacks with Chiara and Lorenzo at the villa. Thank you for sharing your homes with us. Everything about this vacation was fabulous. Our rental was perfect, the food was delicious and the scenery was so memorable. We were well taken care of by Katia and Chiara and thank them for their hospitality and friendship. Grazie Mille!
Our 4th trip to Italy!
Our 4th trip to Italy and the second time we rented a house in a hill top village...first time in Cortona and this time in Katia's wonderful small Panicale.Found Panicale to be much smaller than Cortona but more relaxing and due to Katia,s attention to making us comfortable more friendly. It seems that every one knows and likes Katia, for good reason as she is most friendly and helpful but not in a "pushy" way I enjoyed meeting her husband Massimo who told me all about the olive trees on his property.Every thing that Katia says in her web site about the house and Panicale is accurate. The restaurants we frequented, Masolino and Lillo Tatini had food to die for as well as friendly owners and the house red wine was the best!
The little market up the hill...Linda and her daughter own was an easy walk to keep us supplied with fruit, meats cheese and wine to enjoy at our house in the afternoon before going out to dinner.
We had a car and took daily trips in the area and highly recommend Umbria Terra e Sole in Castiglione for lunch, say hello to Marsida and Erica who helped us enjoy.
We agree with every one else that has written notes that Aldo's Bar Gallo is the center of the town square for morning, noon and night food and refreshments.
In closing...we had a wonderful visit to Panicale and hopefully we will be able to return some day.

This being my 7th pleasure trip to Italy, and being a thorough internet researcher, I knew that this was the right property for us to rent during our stay in Umbria...but I was totally surprised by what it gave back to us!!! The property is a dream...a tastefully and lovingly restored farmhouse, with postcard views from every window, the BEST bed and linens in all of Italy, and the songs of birds to greet you in the morning. But I was not expecting the incredible people (the owners and Katia, our agent) who greeted us like lost lost relatives coming back home. Within hours, we were sitting in Katia's home, enjoying a home cooked lunch around a family table, and exchanging thoughts and experiences that would be the base for a blooming friendship. And the owners of the property, Lorenzo and Chiara, were simply incredible!!! From waiting personally for us with an outdoor table with a brunch made up by a selection of local produce, olive oil and wine, to becoming our willing guides and source of local information! By the 2nd day of our stay, we had exchanged e-mail addresses and cell phones and the promise of their future visit to our home in Miami Beach the following year!!! All this in addition to the bounties of Umbria: the beauty of Tuscany without the exorbitant prices and the multitude of tourists. Panicale is a town that allows you to feel that you have travelled back in time to a better era, where life revolves around the main piazza and its café, where all the locals meet for coffee and its corresponding social gathering, where everybody knows everybody else, and you are introduced immediately to become one of them. I AM SURE that we will return to this incredible part of the world in the near future!!!

We were very fortunate to have a two month stay this year in Panicale. Once again we chose to rent Sogno Panicalese .We contacted Katia, the manager, and she made the arrangements, as always, she was most helpful and kind. Sogno Panicalese is a lovely bright townhouse in the center of Panicale, right off the main piazza...a great location! The rooms of the townhouse are spacious and very clean. It has a well equipped kitchen, a dining room that can seat up to 8 for a dinner party. The bathrooms are sparkling fresh with good towels and good water pressure for the showers. There are also two nice bath tubs for soaking.Large windows illuminate all of the rooms. The one thing to know that it is a townhouse, so there are stairs......but, if your in Italy you will find yourself climbing stairs everywhere! When we arrived the rooftop terrace had pots filled by Katia with colorful flowers. A very nice greeting! Panicale is a charming Medieval hill town. We have made several return
